EverRange amenity investment nears $24 million

The city issued three permits Aug. 15 toward developing The Grove recreational complex for The PARC Group’s 1,000-acre community in South Jacksonville.

As of Aug. 15, the master-planned 1,000-acre everRange community in South Jacksonville has been largely permitted to build its amenity center and recreational complex to be known as The Grove.

The city reports that the total site improvement costs total almost $23.94 million as of Aug. 15, which includes plumbing and sprinkler system permits

The work began when the city issued a permit May 1 for site-clearing to accommodate construction of the lakeside pavilion at a project cost of $16 million.

Carlton Construction Inc. of Fleming Island was the contractor for the 12.72-acre project at 12858 Ever Range Parkway.

The next permits were:

May 20: Crown Pools Inc. of Jacksonville for a splash pad interactive water feature at a project cost of $462,369.

June 4: Carlton Construction for site clearing for the welcome center at a project cost of $2.3 million.

Aug. 15: Carlton Construction for the 3,792-square-foot welcome center at a project cost of $2.3 million.

Aug. 15: Carlton Construction for the 3,993-square-foot pavilion with a grand parlor, covered patio and event lanai - totaling 6,490 square feet including the roof and canopy - at a project cost of $1.6 million.

Aug. 15: Crown Pools for the pool at $1.21 million.

Descriptions of The Grove show it to be construction of those amenities along with playground equipment, an overlook, dog park shade structures, fencing and monument signs.

There also will be a trail network, a recreation pond and other ponds within everRange.

The PARC Group, which is developing everRange on property owned by the Davis family, has been preparing for model homes to open in spring 2026.

The everRange land runs north to south, ending along Philips Highway at the southern tip of Duval County, where Philips connects with Nocatee Parkway running east and Race Track Road running west.

ParcGroup.net said the everRange community will span 1,500 homes “with a charming rustic modern ambience.”

The PARC Group, based in Jacksonville, said previously it does not anticipate beginning construction on neighborhoods until the second half of 2025 and the first ones will open in 2026.

It has announced that Toll Brothers will build an active adult 55+ neighborhood and that Dream Finders Homes will develop a town home neighborhood.

EverRange sits within 6,174 acres that Big Creek Timber LLC rezoned in February 2023 to a Planned Unit Development for residential and commercial uses, with about a third of the acreage protected or placed in conservation. 

The PARC Group also is the master developer of eTown and Nocatee, both of them planned communities on Davis family land.

ParcGroup.net announced in July 2023 that everRange eventually will connect to The Exchange at eTown retail center.
