Multiple shopping centers and restaurants surround St. Johns Town Center, the shopping center owned by Simon. Here is some of what is happening there:
Kimco Realty bought The Markets at Town Center in January for $110 million.
The 245,000-square-foot shopping center is at 4865 Town Center Parkway.
Tenants include Sprouts Farmers Market; Ulta Beauty; Cooper’s Hawk Winery & Restaurant; Five Below; REI; J.Crew Factory; Ballard Designs; Nordstrom Rack; DXL Big & Tall; Gen Korean BBQ House; and Chipotle Mexican Grill.
Jericho, New York-based Kimco is a real estate investment trust specializing in owning and operating open-air, grocer-anchored shopping centers and mixed-use properties.

The Petfolk veterinary care service is open at 4852 Town Center Parkway in The Strand at St. Johns Town Center.
The space is in the building occupied by Mission BBQ and Domu.
The Jacksonville facility features six exam rooms, surgery, X-ray, treatment, dental and other areas.

Ashco Centers is building Town Center II, a strip shopping center at 4907 Big Island Drive that will house Visual Comfort & Co, a lighting store; Zubi’s Diamonds and Fine Jewelers, a jewelry store; and Belamo, a patio furniture store.
The space, where a Wendy’s was demolished, is next to Ashco’s Town Center I, which features Modani Furniture, Elase Med Spa, Mayday Ice Cream, and Talkin’ Tacos.
Ashco said the new stores will open in 2026.

Not part of the Simon-owned shopping center, but on an outparcel near its entrance, Fidelity Investments is renovating its retail investment center at 4671 Town Center Parkway.
The $2.12 million project is a two-phase, 6,730-square-foot interior renovation. Work was ongoing Nov. 10.

Veterinary Emergency Group opened at 4507 Town Center Parkway in St. John’s Town Center North near Total Wine & More.
Its building previously was an Applebee’s and then a 145°F Seafood Boil restaurant.
VEG offers emergency care including surgeries, ultrasounds, X-rays and more.

PopUp Bagels announced its grand opening is 9 a.m. Dec. 12 at 4852 Town Center Parkway, No. 106, in The Strand at Town Center. PopUp Bagels, based in Westport, Connecticut, says its goal is “to make you the best, freshest bagels. No frills, plainly perfect: crispy crust and soft crumb center, just the right size and with a perfect proportion of seeds.”

Costco Wholesale Corp. was denied plans in May to add a gas station to its store at 4901 Gate Parkway.
Jacksonville City Council rejected a rezoning to allow a members-only gas station in a corner of the wholesale retailer’s parking lot.
Council member Will Lahnen, whose District 3 includes the store, urged members to deny the rezoning.
He said the gas station would cause traffic backups on surrounding streets and disrupt the internal flow of vehicles on the Costco site.

PDQ in the Town Center is planned for conversion into Saucy, a concept backed by KFC Corp. that sells chicken tenders with 11 sauces.
The 3,312-square-foot restaurant at 4816 Gate Parkway will seat 66 customers, with 42 inside and 24 on the patio.
As of Nov. 11, the restaurant was still operating as PDQ.
