A project planned with hotels, a convenience store, a quick-service restaurant and EV chargers is in the early stage of review in St. Johns County.
St. Augustine-based MAI Engineering submitted plans Dec. 9 for the project on north Florida 207, east of Interstate 95. The project is between a Dunkin’ and a Florida National Guard Armory across the street from Otis A. Mason Elementary School.

SR 207 DEV 2 LLC, which shares an address with Neptune Beach-based Florida Retail Group, bought the site for $3.5 million in September. It comprises three parcels totalling about 8 acres.
The site map shows two hotel buildings with 14,724-square-foot footprints and a convenience store at 5,200 square feet that matches the size of a Circle K.
It is shown to have four fueling stations with eight pumps, plus a 1,515-square-foot quick-service restaurant with a single drive-thru similar in size to Taco Bell. There is a lot with 16 EV charging stations, with two more planned at one of the hotels.

Tenants are not identified and no developer is listed in the project plans or application.
Nearby businesses include bestbet, Dunkin’, Wendy’s and St. Augustine RV Resort.
The county’s development review committee is scheduled to discuss the project Jan. 14. It will likely require an environmental resource permit from the St. Johns River Water Management District. That process has not started.
