Dutch Bros identifies 11th site in Northeast Florida

The Oregon-based coffee kiosk chain is looking at Beach and Spring Glen, next to ABC Fine Wine & Spirits.

Dutch Bros Coffee has another site in view, which would be at least the 11th identified for Northeast Florida.

The city issued a mobility fee calculation certificate June 17 for a 950-square-foot drive-thru Dutch Bros coffee kiosk on 2.26 acres at 5440 Beach Blvd., at southeast Beach Boulevard and Spring Glen Road.

The Oregon-based chain features kiosks with a double drive-thru and no indoor or outdoor seating.

The vacant site is owned by J&J Real Estate Ltd., based at the ABC Fine Wine & Spirits headquarters in Orlando.

England-Thims & Miller Inc. of Jacksonville is the civil engineering consultant for the project.

Dutch Bros would be developed on the vacant side of the 2.26-acre site where ABC operates.

Chris Quarles, vice president of real estate for ABC Fine Wine & Spirits, said July 3 that the property ownership is selling the corner to a buyer/developer, but he was not sure what was planned there.

The DutchBros.com site shows four locations are open in Northeast Florida.

The first area Dutch Bros opened in August 2024 at 50 McCoy Way in St. Augustine, about a half-mile north of a Publix at the Shoppes at Palencia Commons. 

Three have since opened at 5733 Roosevelt Blvd. near Winn-Dixie in West Jacksonville; at 7720 Argyle Forest Blvd. in Southwest Jacksonville; and at 10913 Baymeadows Road in the Winn-Dixie-anchored Point Meadows center west of I-295.

The other five Dutch Bros Coffee sites have been identified in Harbour Village at northwest Atlantic Boulevard and San Pablo Road; in Flagler Center at Flagler Center Boulevard and Old St. Augustine Road; at northeast San Jose Boulevard and Loretto Road in Mandarin; at the Shops at Race Track Rd; and in Elevation Pointe in St. Johns County.

Besides specialty coffee, the company sells its Dutch Bros Rebel energy drink and Nitro Cold Brew coffee.

It offers teas, lemonades, smoothies and its signature Dutch sodas. 

Dutch Bros has a limited menu of pastries, granola bars and muffin tops with no cooking on-site. 

In 2023, Grants Pass, Oregon-based Dutch Bros announced its intentions to enter Northeast Florida. The name is pronounced “Bros” and not as “brothers.”

Dutch Bros started in 1992 and it became a public company in 2021 with the formation of Dutch Bros Inc. It is listed as BROS on the New York Stock Exchange.

It had 1,012 locations in 18 states as of March 31, 2025.

ABC and Dollar Tree

The Beach Boulevard property could see more change.

The city is reviewing a permit application for conversion of the 10,035-square-foot store at 5440 Beach Blvd. for Dollar Tree, the Chesapeake, Virginia-based chain of discount retailing.

No deal appears to be imminent.

“There is no immediate plan to close the store nor an existing agreement with Dollar Tree,” Quarles said in an email June 23. 

Quarles said he can “confirm that we’ve had discussions with Dollar Tree,” but had no additional information about Dollar Tree and its process.

“To reiterate, there is no immediate plan to close or relocate the store operation,” he said of ABC Fine Wine & Spirits.

Orlando-based ABC Fine Wine & Spirits is the landlord. J&J Real Estate Ltd. is the property owner. 

The store was built in 2007 on the 2.26-acre site.

ABC Fine Wine & Spirits has at least 14 stores, including the Beach and Spring Glen location, in Northeast Florida.

Locations.DollarTree.com says there are 51 Dollar Tree stores in Northeast Florida.
