Visual Comfort & Co. wants to build-out its tenant space in Jacksonville-based Ashco Developers’ Outparcels at Town Center II at 4907 Big Island Drive near St. Johns Town Center.

Visual Comfort & Co. sells designer lighting from more than 60 showrooms open or coming soon across the United States and the United Kingdom. Florida showrooms are in Coral Gables, Miami, Naples and Tampa, with one to open in West Palm Beach.

The city is reviewing a permit application for the estimated $350,000 improvement of a 4,000-square-foot space.

Ashco announced in November that Visual Comfort & Co. and Belamo signed leases for the building.

Belamo, a patio furniture company, has its roots in Belgium and the Netherlands, where its designs are created. Florida showrooms include Aventura, Boca Raton, Fort Lauderdale and Naples.

The city is reviewing a build-out permit for Belamo in a 4,900-square-foot space at a project cost of $50,000. 

Ashco said in January that Zubi’s Diamonds and Gems is coming to the center, too.

It will be the second location for Zubi’s Diamonds and Fine Jewelers, which is open in the Celebration Pointe shopping center in Gainesville.  

The city issued a permit Jan. 23 for Florida Nova LLC to build the Outparcels at Town Center II building that Ashco Inc. is developing on 1.02 acres.

Florida Nova, based in Jacksonville, is building the 16,063-square-foot shell structure at a project cost of $2 million. Tenant build-out would be done under separate permits.

The structure comprises 14,063 square feet on the first floor and 2,000 square feet on the second.

Tiffany Ashurian of Ashco said June 6 that Visual Comfort is in permit review and actively moving forward with its plans. 

"Both Bellamo and Zubi are also progressing well, and everything remains on schedule with their respective timelines," she said.

Ashurian said Ashco has additional tenants in the pipeline, but the leases have not been finalized.

Ashco Inc. announced in August 2023 that intended to demolish the closed Wendy’s it bought in February 2023 to develop the 16,000-square-foot Town Center II.

Ashurian said the total project encompasses 16,400 square feet, with 3,000 to 6,000 square feet "of marquee tower space available."

The company said Phase I, at 4853 Big Island Drive, is fully occupied with Modani Furniture, Elase Med Spa, Mayday Ice Cream, DOS Coffee and Talkin’ Tacos.
