Meadows Village Plaza is about to take shape in Baymeadows, designed to bring four retail suites that include a drive-thru with patio seating.

The city issued a site-clearing permit June 26 for the 1.2-acre site at 8730 Baymeadows Road at a cost of $100,000. 

That follows a permit issued May 15 for the almost 10,000-square-foot shell building at a cost of $1.17 million.

Tim Young Construction Inc. of Jacksonville is the contractor. Bold Line Design LLC of Jacksonville is the architect.

The vacant site is at southwest Baymeadows Road and Baymeadows Way, across Baymeadows Way from Wawa and across Baymeadows Road from RaceTrac.

The site is in South Jacksonville, west of Interstate 95.

A marketing brochure by Petra real estate shows placeholder names on the rendering of the suites, with one resembling, but not identifying, Dunkin’. That one is labeled Coffee’ in the Dunkin’ colors.

The four retail suites are 2,100 to 2,455 square feet. The coffee shop has a drive-thru and patio seating.

The leasable area is 9,723 square feet with the gross area at 9,989 square feet.

The site, owned by Creekside Investments III LLC of Jacksonville, previously had a bank building, which was demolished.

Petra Vice President Elias Hionides said June 30 the lot is cleared “with construction about to commence.”

“We are in talks with several operators for the drive-thru unit, but nothing has been confirmed at this point,” Hionides said.

“This will be another great project for the fast-changing Baymeadows corridor. Petra is handling the leasing for the developer and is seeking quality tenants looking for a highly visible space on a great corner.”
