An Illinois investor paid $4.61 million for two Westlake Industrial Park parcels totaling 217.8 acres for warehouse development.
Through two limited liability companies, MWI Property Group of Oak Brook, near Chicago, bought the property June 27 from Westlake Land Management Inc., a company of Atlanta-based Norfolk Southern.
Westlake is along Pritchard Road west of Interstate 295, which connects to I-95 and I-10, Jacksonville International Airport and the port of Jacksonville.
MWI Westlake Site 25 (Jacksonville) Owner LLC and MWI Westland Site 26 (Jacksonville) Owner LLC bought Parcels 25 and 26.
Duval County Property Appraiser records show that Parcel 25 comprises 161 acres and Parcel 26 is 43.8 acres. Not all of the acreage can be developed because some is coded for property use as swamp and conservation.
City utility JEA reviewed applications for service availability for two proposed warehouses on the sites totaling 436,800 square feet.
JEA issued service availability letters Nov. 19, 2024, for Parcel 26 and Nov. 22, 2024, for Parcel 25.
Jacksonville-based civil engineering firm England-Thims & Miller Inc. applied to the utility Nov. 8 to determine the service availability for the projects.
The sites are west of the consumer goods distributor Unilever, which is at 12200 Presidents Court.
A 262,080-square-foot warehouse is being explored for Parcel 26, which is west of Pritchard Road at the southern end of Presidents Way. The Unilever warehouse is to the north.
A 174,720-square-foot industrial building is being considered on Parcel 25, which is west of Pritchard Road south of Presidents Way. Duval County Property Appraiser records show that parcel as 161 acres. It’s not clear if the projects would require the entire acreage of the sites.
MWI already is developing in Westlake.
Its Westlake Commerce Center at 9395 Pritchard Road comprises a 337,104-square-foot Building 1 and, expected to be completed in the third quarter of 2025, a 192,024-square-foot Building 2.
Guy Preston and Seda Preston of Colliers are working with MWI to market the project for tenants.
