Life Time working on permits for Seven Pines athletic resort club

The nationwide developer is in review for a $33 million construction project with indoor and outdoor amenities including pool, bistro and fitness facilities.

Life Time Inc. is in permit review for the estimated $33 million construction of its foundation and two-level athletic resort club at Seven Pines, the residential and commercial development at southeast Butler Boulevard and Interstate 295 in South Jacksonville.

It will be Life Time’s first athletic resort club in Northeast Florida and one of several in the state. Life Time is an athletic country club with about 180 locations.

The city issued the site-clearing permit Jan. 24 for the 8.5-acre Life Time project at 11916 Stillwood Pines Blvd. at the entrance of Seven Pines at southwest Butler and Kernan boulevards.

LTF Real Estate Company Inc. of Chanhassen, Minnesota, where Life Time is based, bought the property for $8.185 million March 29, 2024, from Sawmill Timber LLC, which is led by members of the Skinner family.

The Skinners have been selling parcels at the family’s 1,000 acres at Seven Pines for development.

“As we expand into Florida, this is an ideal location for us to bring our healthy way of life experiences to a new community,” said Parham Javaheri, Life Time executive vice president, chief property development officer and president of club operations, in an April 2024 statement provided by email.

At Seven Pines, Life Time said it plans a two-story, 85,000-square-foot location with a 50,000-square-foot outdoor beach club.

The permits in city review show a two-story, 84,000-square-foot project that includes the fitness center, food service area, bistro, pools, locker rooms, offices, retail space, a two-hour babysitting service, a Kids Academy and pickleball.

The foundation permit carries an estimated $3 million project cost and the construction is estimated at $30 million. 

LT Construction Co. LLC is shown as the foundation contractor. LT Architecture LLC is the architect. Jacksonville-based England-Thims & Miller Inc. is the civil engineer.

The outdoor beach club will include a combined lap and leisure pool, waterslide, lesson pool, outdoor bistro and resort/lounge-style seating.

Life Time said in 2024 the amenities will include eight outdoor pickleball courts; Life Time Kids Academy for ages 3 months to 11 years old; group fitness studios; a training floor with cardio, strength-based and free weight equipment; a basketball court; and men’s and women’s locker rooms and rejuvenation suites with a warm spa, cold plunge, sauna, steam rooms and showers.

Chip and Riley Skinner, part of the ownership group, said previously that no construction start had been announced but is expected to take 18-24 months. 

Life Time expects to hire more than 150 employees.

As of Dec. 31, 2024, Life Time operated 179 centers and expected to open 10 to 12 centers in 2025.

A location count now finds 222 locations, including about 15 coming soon in the next two years, in 32 states. There are three in Canada.

The Life Time athletic club is planned in Parcel 1A at Seven Pines. 

The six Life Time clubs in Florida, including a Life Time Work coworking concept with workspaces and a health club, are in Boca Raton, Coral Gables, Miami and Palm Beach Gardens and Tampa. Clubs are expected to open 2025-27 in West Boca, Winter Park and Lakewood Ranch. Jacksonville is not on the list.

Membership fees vary by location and are no longer found online.

In April 2024, in Boca Raton, the signature membership started at $229 a month. Membership for those age 26 and under or those 65 and older started at $199 a month. 

Miami and Coral Gables rates started at $269 and $239. Palm Beach Gardens rates started at $299 and $269.

Life Time, which is publicly traded, says its “healthy living, healthy aging, healthy entertainment communities and ecosystem serve people 90 days to 90+ years old” with more than 42,000 employees.

A Life Time investor presentation in October 2024 shows that members’ median household income is about $157,000, about 74% own their homes, 46% are under the age of 35, 79% are under age 55; 59% have at least a college education and 60% of memberships are couples or families.
