Shipyards marina support building lands city permits

The structure is designed as retail space, a laundry room, restrooms, a restaurant and more along the Northbank riverfront.

Work is well underway at the Jacksonville Shipyards project on the Downtown Northbank of the St. Johns River.

The city issued permits May 8 for Auld & White Constructors LLC to build the Jacksonville Shipyards marina support building and its back-of-house for a total project cost of $5.6 million.

The 1.92-acre city-owned site is at 5 Shipyards Place in the Shipyards development where Jacksonville Jaguars owner Shad Khan is building the Four Seasons Hotel and Residences and the One Shipyards Place office building.

Plans show the project as site improvements and a 6,019-square-foot building with restrooms, storage, retail space, a laundry room, a manager’s office and other office area and a restaurant that includes outdoor dining at a project cost of $4.2 million. The building also is shown as 6,195 square feet.

The 4,392-square-foot back-of-house building, at $1.4 million, will contain utility equipment and a dumpster.

The above-ground fuel tanks will require separate permits.

Among the project team, kasper architects + associates Inc. is the architect. England-Thims & Mlller Inc. is the landscape and civil engineer. Both are based in Jacksonville.

The city issued a permit Dec. 24, 2024, for Jacksonville-based Auld & White to clear the 1.92-acre site at a cost of $300,000.

The city also is reviewing a permit for an estimated $20 million demolition and dock replacement of the current marina, addressed as 1406 E. Bay St. 

Hal Jones Contractor, a division of Vecellio & Grogan Inc., is the contractor.

Moffatt & Nichol of Tampa is part of the design-build team for design of the floating dock marina replacement.

That project refers to work associated with demolition of the existing marina structures and utilities; maintenance dredging to provide suitable water depths; and replacement of the fixed and floating docks and utilities with floating concrete docks and utilities that include shore power, fuel, potable water, sewage pump out and fire protection.

A Moffatt & Nichol memorandum says the Shipyards Marina project requires close coordination with three ongoing projects at the Jacksonville Shipyards development: The Four Seasons, the marina support building and the Riverwalk.

Moffatt & Nichol says its scope of work is considered to be from the bulkhead and waterward, with the exception of the fuel system, which includes the upland tanks and the marina electrical system that extends to the marina service entrance equipment.

Bellingham Marine was chosen as the manufacturer of the floating concrete docks.

The marina will have 78 slips. Inner-basin slips can accommodate vessels of 30 to 55 feet. The pier at one dock can support vessels up to 400 feet. There will be two water taxi slips.

Access to the Marina Support Building is from the Four Seasons Hotel & Residences, Riverwalk and lawn space.

The project owner is listed as Shipyards Hotel Jacksonville LLC, led by Iguana Investments Florida LLC, the investment company run by Khan.

Shipyards Hotel Jacksonville is developing the Four Seasons. Shipyards Office LLC, also led by Iguana Investments, is developing the office building.

In January 2023, Jacksonville City Council approved a redrafted $129.75 million incentives deal with Iguana Investments Florida for the hotel, condominiums and office building. 

The city is paying for redevelopment of the public marina; the marina support building; an event lawn; and the Riverwalk to support the hotel and residences. 

Orlando-based PCL Construction is the project’s construction manager.

Completion of the six-story One Shipyards Place, where the Jaguars will move its team headquarters, is expected in the first quarter of 2026.

The 10-story Four Seasons Hotel and Residences is under construction for completion in 2026.

EverBank Stadium has begun a $1.4 billion renovation that targets 2028 for completion.
