Ellianos Coffee, with at least 12 identified sites in Northeast Florida, is exploring another.
Municipal utility JEA is reviewing the service availability for an Ellianos drive-thru coffee kiosk at 7534 Atlantic Blvd. in Arlington.
The 877-square-foot shop is designed on part of an almost 2.4-acre site at southeast Atlantic Boulevard and Arlington Road. A Checker’s drive-thru is on a separate property at a corner of the site.
EDU Development LLC of Jacksonville is the applicant. Arlington Road Property LLC owns the site. Ilya Soroka is listed in state corporate records as president of the development group.
He is a partner with Taylor Smith in the property group, which bought the site in February 2023 for $1.2 million.
A JEA request does not mean a deal has been done. However, the May 2 application states that “we will be building” an Ellianos Coffee shop project off of Atlantic Boulevard on a commercial outparcel.
The nine existing Northeast Florida Ellianos sites comprise five in Jacksonville and four in Fernandina Beach, Orange Park, Middleburg and Saint Johns.
Two more are shown at ellianos.com as coming soon to Regency Plaza and to Girvin Plaza in the East Arlington area.
In addition, a site plan is in review for a proposed Ellianos along U.S. 1 in Callahan.

The menu includes hot and iced coffee beverages, freezers, smoothies, shakes, refreshers, tea, energy drinks and other beverages.
Food items vary by location. They include breakfast bowls, sandwiches and more; bagels; pastry; lunch sandwiches and chips; and snacks.
Daily hours vary as well, typically opening at 6 a.m. to 8 a.m., closing from 6 p.m. to 9 p.m.
Ellianos, which franchises, says it is expanding across Alabama, Florida and Georgia and coming soon to North Carolina and Tennessee.
Its location list shows almost 90 locations open or coming soon in Alabama, Florida, Georgia and North Carolina. The highest appears to be 43 open or coming soon in Florida.
It says it is expanding throughout the Southeast U.S.
The franchise territory map shows available markets stretching from Texas to the East Coast and north to Oklahoma, Missouri and Ohio.
