The median price of a single-family home increased 2.9% in April while the inventory of homes for sale rose 10.2%, according to the Northeast Florida Association of Realtors.
NEFAR supplies monthly home sales data for Duval, Baker, Clay, Nassau, Putnam and St. Johns counties.
The April median price of $389,000 is down 2.7% from the same month year ago. The record is $403,000 in May 2024.
There is now a 4.9-month supply of homes in the region, with the active inventory growing from 8,258 to 9,012 homes. It is the highest inventory in at least five years.
Closed sales dropped 3.4% to 1,825, compared with 1,889 in March and pending sales fell 27.5% last month.
“Buyers and sellers alike must remember that these shifts toward a balanced market are good overall and indicative of a healthy marketplace,” said 2025 NEFAR President Mario Gonzalez in a May 13 news release.
“This increased inventory is a welcomed change for buyers who couldn’t buy a home in the extraordinarily competitive market just a few years ago.”
The Home Affordability Index fell slightly to 67 as compared to 69 in March. The closer the index is to 100 points, the more able an average family is to afford to buy a house. That is based on interest rates, median income and median home prices.
NEFAR’s April county breakdown
Baker: The median price fell 1.6% to $305,000. Closed sales decreased 27.8% to 13. Active inventory rose 11.3% to 89. The months supply is 6.8.
Clay: The median price fell 5.0% to $358,590. Closed sales fell 1.1% to 261. Active inventory increased 8.3% to 1,205. The months supply is 4.6.
Duval: The median price rose 5.9% to $338,920. Closed sales fell 8.3% to 934. Active inventory rose 9.9% to 4,352. The months supply is 4.7.
Nassau: The median price dropped 5.5% to $490,250. Closed sales rose 17.6% to 120. Active inventory rose 3.4% to 547. The months supply is 4.6.
Putnam: The median price increased 3.2% to $242,495. Closed sales rose 14.3% to 48. Active inventory rose 3.2% to 291. The months supply is 6.1.
St. Johns: The median price increased 1.8% to $557,990. Closed sales rose 1.1% to 449. Active inventory rose 14.0% to 2,528. The months supply is 5.6.
April building permits rise
Building permits for single-family homes increased to 799 in April, up from 687 in March, according to the data from the Northeast Florida Builders Association.
However, it down 37.2% from a year ago, when 1,272 permits were issued.
NEFBA gathers permit data from Clay, Duval, Nassau and St. Johns counties.
This is the third consecutive month of increased permitting activity. The year started with 930 in January.
The county breakdown for April is Clay, 84; Duval, 304; Nassau, 96; and St. Johns, 315.
Thus far, 3,071 permits have been issued in 2025. That is off 32.5% from the same period last year, when 4,551 permits were issued.
