A 74,500-square-foot retail and commercial development is planned off U.S. 1 in St. Johns County about 3 miles north of Northeast Florida Regional Airport.
The county and the St. Johns River Water Management District are reviewing plans submitted May 27.
Called “Airport Commons” in its applications, the project includes two retail buildings and a condominium storage facility called Vault Garages.
Maverick Engineering of St. Augustine is the civil engineer for the roughly 6-acre development.
Neptune Beach-based Custom Builders is the developer and landowner through Airport Commons North LLC.
Custom Builders owner Daryl Grubbs said Total Salon Studios is the first confirmed tenant. It will have 40 salon suites where independent businesses will operate across 9,000 square feet.
He said discussions are ongoing with local restaurants and health care providers for the remaining space.
“We’re looking at a variety of users,” he said. “This area is really underserved.”
On the southern end of the property, there will be 36 garage condos in a facility called Vault Garages. They are designed for boat, automotive or other equipment storage. They will be sold individually.
Airport Commons North LLC purchased the four parcels comprising the site in May 2024. It bought two parcels May 8 for $2.2 million from Shipwatch LLC. It acquired two additional parcels May 20 for $900,000 from CWIC LLC.
The county’s development review committee is scheduled to review Airport Commons at its May 11 meeting.
Grubbs said he hopes to have the necessary permits to begin site work within 60 days and plans to start work immediately.
