Colliers announced Nov. 10 that a 192,924-square-foot Class A industrial facility has been completed in Westlake Commerce Center in West Jacksonville that the commercial real estate company called “a significant addition to the region’s growing industrial market.”
Colliers said the project, developed by MWI Property Group at 9395 Pritchard Road, is available for lease or sale.
The site is north along Pritchard Road and south of Jones Road, 3 miles west of Interstate 295.
The Colliers industrial team of Guy Preston, Seda Preston and John Cole are leading leasing and sales efforts for the property.

“The completion of this facility — alongside its sister building, a 337,104-square-foot building delivered in the first quarter of this year — represents a significant milestone for both the local industrial market and MWI Property Group,” said Colliers Executive Vice President Guy Preston in the release.
The facility for logistics, distribution and manufacturers offers a 32-foot clear height, 55 dock-high doors, 100 off-dock trailer positions, early suppression fast response fire protection and 2,000-amp power capacity.
Midwest Industrial Funds, now known as MWI Property Group, landed permits in December 2024 for horizontal development and construction of Building 200 at its Westlake Commerce Center.
The city issued a permit Dec. 6 for ARCO Design/Build to build the 192,924-square-foot speculative shell warehouse at a project cost of almost $15.1 million.

The site permit issued Dec. 6 allowed the clearing of 9.53 acres.
Matt Hubert, then MWI Property Group senior vice president of development, said Dec. 5 that construction would start on Building 200 immediately after the land clearing.
The city issued a permit in April 2024 for Midwest Industrial Funds to build the almost 337,000-square-foot speculative Building 100 at a project cost of $23.9 million. The city approved site clearing in February 2024.
ARCO Design/Build of Ponte Vedra Beach was the contractor for both single-story, concrete tilt-up warehouses.
Hubert said construction was wrapping up at the end of December 2024 on Building 100 “with a spec office in place and ready for occupancy.”
Hubert has been executive vice president of Blue Steel Development since August, when he left MWI Property Group, according to his LinkedIn profile. Both companies are based in Chicago suburbs.
