Report: Residential population, visitors on the rise in Downtown Jacksonville

Downtown Vision Inc’s 2025 State of Downtown snapshot also shows a decline in office vacancy.

Downtown Jacksonville added residents and drew an increased number of visitors last year, while the office vacancy rate decreased.

Those are among the statistics in Downtown Vision Inc.’s annual State of Downtown Report, released Nov. 19. 

The report lists Downtown’s resident population at 8,941, up from 7,657 in 2024. The number of residential units increased to 5,665 from 4,707, the report states.

The 2025 numbers were bolstered by the openings of four residential or mixed-use developments: the 340-unit Artea Southbank, 220-unit Union Terminal Warehouse, 120-unit Lofts at Cathedral, which opened in late 2024, and the start of leasing at the 271-unit One Riverside. 

Office vacancy is listed at 25.5% in the third quarter of 2024, down from 28% in the same quarter in 2023.

The 2024 number is above the national average of 19.2% and the rate in suburban Jacksonville, 20.4%.

Visitors to Downtown rose to 19.4 million in 2024 from 18.05 million, according to the report.
