The University of North Florida, Chance Partners and Fansler Construction broke ground Nov. 19 on 30° North, a $33.45 million apartment community for UNF students.
The community at 4929 First Coast Tech Parkway south of The Flats at UNF is scheduled to open in fall 2027.
It will sit on land owned by UNF and leased to an affiliate of Chance Partners LLC, the Jacksonville-based real estate development company.
Fansler is the project contractor. Dynamik Design of Atlanta is the architect. Kimley-Horn of Jacksonville is the civil engineer.
“Today marks an exciting milestone in UNF’s continued commitment to growth, innovation and student success,” UNF President Moez Limayem said in a news release.
“We’re proud to partner with Chance Partners and Fansler Construction to bring the vibrant new residential student community vision to life.”

The four-building apartment complex will have 237 fully furnished units, offering single, double, triple and quad layouts accommodating a total of 702 beds.
Each unit will include a full kitchen with granite countertops, beds, bathroom, desk, couch, coffee table and TV.
“30 North represents an impactful collaboration with UNF to deliver a best-in-class residential experience to the UNF student body. The entire administrative team have been an excellent partner throughout the planning and development process with the focus on creating a forward-leaning housing option on campus,” Judd Bobilin, principal of Chance Partners, said in the release.

Amenities include a clubhouse, pool, fitness center, dog park and dog spa, putting green, pickleball and volleyball courts, nature jogging and walking path, fire pit and bike-sharing program.
There will be surface parking.
30° North is the second new student housing project for UNF in the past two years. Osprey Ridge residence hall opened in July, providing housing for more than 500 students.
The University of North Florida board of trustees unanimously approved the university’s 10-year Campus Master Plan at its meeting Nov. 17.
The plan includes building more student housing, based on projected enrollment growth from the current 16,000 students to about 26,000 students in 2034-35. The master plan projects that 25% of future students will live on campus.
The Jacksonville City Council gave final approval April 22 to rezone the 17-acre site along First Coast Tech Parkway between Glen Kernan Parkway and Butler Boulevard for the project.
