HiReformance approved for Downtown Pilates studio

The city issued a permit Nov. 25 for the fitness center on the ground floor of the Greenleaf & Crosby Building.

The city issued a permit Nov. 25 for HiReformance Institute on the ground floor of the Greenleaf & Crosby Building at 200 N. Laura St. Downtown.

Avant Construction of Jacksonville is the contractor for the $125,000 build-out of 1,640 square feet in the historic building in a space facing Laura Street.

Greenleaf & Crosby, also called The Greenleaf and the Greenleaf Tower, is at northwest Adams and Laura streets.

Colliers Senior Associate Olivia Steinemann posted July 1 on LinkedIn that the HiReformance Institute fitness studio will lease space near the planned Oak Steakhouse in the former Jacobs Jewelers corner space.

Steinemann posted that HiReformance will bring Downtown’s first Pilates studio, featuring 14 XFormer machines designed to deliver a full-body workout that is high-intensity, yet low-impact.

She said it will be HiReformance’s third location, with the original along Atlantic Boulevard and the latest near Gate Parkway.

The city issued a permit Aug. 27 for Avant Construction to prepare space to accommodate three tenants in the building at a project cost of $181,114. Each tenant will need a build-out permit. The third tenant has not been announced.

Plans show the first-floor space totals 6,843 square feet at the building. 

JWB Real Estate Capital of Jacksonville owns the 12-story building.

JWB intends to move its headquarters and 130 employees from South Jacksonville early next year into five floors of the Downtown building.

President Alex Sifakis said previously the Greenleaf will be fully occupied when the company moves in.

The Urban Division at Colliers is marketing the building’s tenant space.

For Oak Steakhouse, Indigo Road Hospitality Group announced Nov. 26, 2024, that the restaurant is expected to open in 2026 on the first floor where Jacobs Jewelers closed in early 2023 after 96 years.

A marketing brochure by The Urban Division at Colliers calls the building Greenleaf Tower.

Steinemann said the building is undergoing a $17 million renovation.

Steinemann, Colliers Senior Vice President Matthew Clark and Senior Associate Sam Middlekauff are marketing the space.
