Eddie V’s Prime Seafood exploring site at The Village Seven Pines

Eddie V’s Prime Seafood, a Darden Restaurants Inc. brand, is exploring a site in The Village at Seven Pines, the Regency Centers retail center being built in the Seven Pines property at southeast Butler Boulevard and Interstate 295.

City utility JEA is reviewing a service availability request submitted Oct. 7 for Eddie V’s at 5101 Kernan Blvd., the address of  Seven Pines. A request means only that a project is being considered and not that a deal will be done.

CDS Development of Addison, Texas, is the applicant. CDS, which stands for Consolidated Development Services, offers construction and development services that include architectural, design, construction and project management services, including utility coordination.

Regency Centers did not confirm the project.

“It’s our policy not to comment on any incoming tenant until ink is dried. However, we can tell you that we have a great pipeline of operators that we’re looking forward to announcing when that time is right,” said Regency Centers Senior Manager of Communications Eric Davidson on Oct. 16.

Eddie V’s and CDS Development representatives did not immediately respond to a request for comment.

Jacksonville-based England-Thims & Miller Inc. is the civil engineer.

Eddie V’s describes itself as offering “fresh prime seafood, masterfully prepared, and served against a backdrop of soulful jazz.”

The eddiev.com site shows 30 locations, led by seven in Texas; four each in California and Florida; three in New Jersey; two in Pennsylvania; and one each in 10 other states.

The four in Florida are in Boca Raton, Fort Lauderdale, Orlando and Tampa.

The Orlando menu features seafood that includes ahi tuna, calamari, caviar, Chilean sea bass, lobster, sashimi, shellfish, sole and more.

Steaks include filet mignon, New York strip and rib-eyes.

The menu includes lamb chops; salads; sides; desserts; and more.

Beverages include cocktails and wines.

About The Village at Seven Pines

Jacksonville-based Regency Centers, a national owner, operator and developer of shopping centers, is preparing to launch retail development at The Village at Seven Pines.

The city is reviewing permit applications for the first buildings on the 22.39-acre site within the larger Seven Pines development.

Regency Centers and former landowner Sawmill Timber LLC said previously The Village at Seven Pines will be the primary retail component of the master-planned Seven Pines community.

Seven Pines is about 1,000 acres. When complete, it will have about 1,600 single-family homes, apartments and more than a million square feet of commercial and retail space.

Regency Centers will develop, own and operate the retail center, which will include dining, health/wellness, soft goods and personal services.

The Village at Seven Pines will serve as the primary retail component of the Seven Pines master-planned community.

Regency Centers bought the land Sept. 15 for $8.47 million. 

On Aug. 1, the city issued a permit for Regency Centers to clear the land at 11870 Stillwood Pines Blvd. The company then announced it will move its headquarters from Downtown into the suburban retail development and that Publix Super Markets Inc. will be the grocery anchor.

Regency has said it will start construction on The Village at Seven Pines in the first quarter of 2026 and open the first retail stores in 2027.

Regency Centers’ leasing brochure says the center will be 250,000 square feet. The retail portion will be at least 182,000 square feet.

There are pads for outparcels, which are typically or sold or leased to developers or owners for restaurants, fast-food, office, medical and other uses.

Eddie V’s appears to be considering one of those. The drawing with the JEA request shows a pad of 0.612 acres.

Eddie V’s looked at Ponte Vedra Beach 

It’s not the first time Eddie V’s has considered Northeast Florida.

In 2023, Eddie V’s was exploring a Ponte Vedra Beach location to open a 10,303-square-foot restaurant. Consolidated Development Services of Addison, Texas, prepared the layout and overlay for that project, too.

JPMorgan Chase Bank paid $5.25 million May 31, 2024, for the property. The seller said Eddie V’s was not prepared to move ahead during the process and Chase was, and that Eddie V’s did not offer the same price.

The 1.46-acre site is at 1000 Sawgrass Village Drive near Sawgrass Village in Ponte Vedra Beach in St. Johns County.

As of Aug. 24, 2025, the end of the first quarter of fiscal 2026, Darden had 2,165 restaurants, up from 2,040 the year before.
