Dutch Bros Coffee, already with a dozen identified sites in Northeast Florida, has another in review, this one at southwest Monument and McCormick roads in East Arlington.
The St. Johns River Water Management District received a pre-application Oct. 15 for Dutch Bros on Monument Road.
At the same time, city utility JEA is reviewing a service availability request filed Oct. 7 for an unidentified coffee shop with a drive-thru that matches the description of Dutch Bros at 2490 Monument Road.
It is described as a 950-square-foot building with a drive-thru, which matches the size of Dutch Bros kiosks, which do not offer seating inside or outside. It is labeled as “Monument Road Coffee Shop.”
A JEA application means a project is in consideration but is not certain.
Jacksonville-based England-Thims & Miller Inc. is the civil engineer and applicant for both.
Neither application specifies a parcel size, but Dutch Bros typically needs about an acre.
The Duval County Property Appraiser shows the land is owned by Watson Properties 1 LLC, part of Watson Realty Corp.
Watson Realty Corp. has an office at 2490 Monument Road on an almost 38.6-site, which is predominantly undeveloped.
The location for Dutch Bros appears to be on an undeveloped site to the south of the Watson office.
The LLC is led by William A. Watson Jr. and William A Watson III.
In 2017, Brightwork Real Estate Inc., through two LLCs, paid $3.3 million for two parcels totaling about 5 acres from William W. Watson Jr. and Watson Realty Corp. Inc. at southwest Monument and McCormick roads.
That property was developed for a Wawa convenience store and gas station, a CVS pharmacy and Starbucks Coffee Co.
Watson Realty Corp. is based at 7821 Deercreek Club Road, Suite 200.
Asked about Dutch Bros, Watson Realty Regional Vice President Mark Rosener said Oct. 16 that Watson is in negotiations on a site, but declined further comment.
Dutch Bros in Northeast Florida
It is one of at least 13 Northeast Florida sites for the Oregon-based freestanding coffee kiosk chain that has been expanding into Florida.
The DutchBros.com site shows four locations are open in Northeast Florida.
The first area Dutch Bros opened in August 2024 at 50 McCoy Way in St. Augustine, about a half-mile north of a Publix at the Shoppes at Palencia Commons.
Three have since opened at 5733 Roosevelt Blvd. near Winn-Dixie in West Jacksonville; at 7720 Argyle Forest Blvd. in Southwest Jacksonville; and at 10913 Baymeadows Road in the Winn-Dixie-anchored Point Meadows center west of I-295.
In addition to East Arlington, eight more Dutch Bros Coffee sites have been identified in Harbour Village at northwest Atlantic Boulevard and San Pablo Road; in Flagler Center at Flagler Center Boulevard and Old St. Augustine Road; at northeast San Jose Boulevard and Loretto Road in Mandarin; at southeast Normandy Boulevard and Fouraker Road; at southeast Beach Boulevard and Spring Glen Road in the Love Grove/Englewood area; and in St. Johns County at the Shops at Race Track Rd, in Elevation Pointe and at Florida 16 and Green Acres Road east of Interstate 95.
Plans typically show the scope of construction as a 950-square-foot building with two drive-thru aisles that feed to one drive-thru window. There is no indoor or outdoor seating and there is a small parking area to serve one walk-up service window.
Besides specialty coffee, the company sells its Dutch Bros Rebel energy drink and Nitro Cold Brew coffee.
It offers teas, lemonades, smoothies and its signature Dutch sodas.
Dutch Bros has a limited menu of pastries, granola bars and muffin tops with no cooking on-site.
In 2023, Grants Pass, Oregon-based Dutch Bros announced its intentions to enter Northeast Florida. The name is pronounced “Bros” and not as “brothers.”
Dutch Bros started in 1992 and it became a public company in 2021 with the formation of Dutch Bros Inc. It is listed as BROS on the New York Stock Exchange.
It had 1,043 locations in 19 states as of June 30, 2025.
