Downtown Greenleaf building prepping first floor for build-out

Oak Steakhouse and HiReformance are leasing two of the three spaces.

The historic Greenleaf & Crosby Building at northwest Adams and Laura streets Downtown is preparing shell space on the first floor for three tenants that will file separate permits to build-out their businesses.

The city issued a permit Aug. 27 for Avant Construction of Jacksonville to prepare the space at 208 N. Laura St. for pre-tenant uses at a project cost of $181,114.

JWB Real Estate Capital intends to move its headquarters from South Jacksonville.

Plans show the first floor space totals 6,843 square feet at the building.

Two of the three tenants have been identified as Oak Steakhouse, which is planned in the former Jacobs Jewelers corner space,  and the HiReformance Institute studio for Pilates near it.

JWB Real Estate Capital of Jacksonville owns the 12-story building, which is addressed as 200  N. Laura St. by the Duval County Property Appraiser, and is moving its headquarters from South Jacksonville into five floors of the building.

President Alex Sifakis said previously the Greenleaf will be fully occupied when the company moves in, likely early next year.

On the third floor, the city issued a permit Aug. 1 for Avant Construction Group to build-out 3,665 square feet of space as an amenity floor for use by tenants.

Sifakis specified a gym, common space, outdoor area and more. 

Plans show a kitchen, pantry, open office and other space, including the existing atrium at the historic structure.

The Urban Division at Colliers is marketing the building’s tenant space.

For the steakhouse, Indigo Road Hospitality Group announced Nov. 26 that Oak Steakhouse will operate on the first floor at 204 N. Laura St., where Jacobs Jewelers closed in early 2023 after 96 years. It is expected to open in 2026. 

The OakSteakhouseRestaurant.com site shows eight operating locations in Arkansas, Georgia, North Carolina (three), South Carolina, Tennessee and Virginia. Jacksonville is listed as “coming soon.” 

For the fitness studio, Colliers Senior Associate Olivia Steinemann posted July 1 on LinkedIn that HiReformance Institute will lease 1,700 square feet on the ground floor near Oak Steakhouse.

Steinemann posted that HiReformance will bring Downtown’s first Pilates studio, featuring 14 XFormer machines designed to deliver a full-body work that is high intensity yet low impact.

She said it will be HiReformance’s third location, with the original along Atlantic Boulevard and the latest near Gate Parkway.

A marketing brochure by The Urban Division at Colliers calls the building Greenleaf Tower.

Steinemann said the building is undergoing a $17 million renovation.

Colliers Senior Vice President Matthew Clark, Senior Associate Sam Middlekauff and Steinemann of the Colliers Urban Division are marketing the space.
