One Ocean Resort & Spa to be ‘reimagined from the ground up’ into Dune House

The oceanfront hotel at the end of Atlantic Boulevard will remain open during the project.

One Ocean Resort & Spa in Atlantic Beach will be “fully reimagined” as Dune House Hotel & Spa and debut in Spring 2026, a partner in the hotel’s ownership group announced Sept. 18.

The oceanfront hotel is 1 Ocean Blvd. at the end of Atlantic Boulevard.

Denver-based Sage Hospitality Group, one of the four joint venture partners that owns the 193-room hotel, said in a news release that the property will be “reimagined from the ground up to deliver a completely new experience on Atlantic Beach.”

Sage said it is embarking on a “top-to-bottom rebranding and renovation starting this month.”

The release said Sage Studio, the in-house design and creative arm of Sage Hospitality Group, is overseeing the repositioning and design.

The One Ocean Resort & Spa suites will be renovated as the hotel becomes the Dune House Hotel & Spa.

Sage did not state the project cost. A spokesperson for Sage said Sept. 18 it “was not sharing estimated numbers at this time.”

It said the project will include refreshed guest rooms and suites with “sophisticated and relaxed interiors, new food & beverage concepts, and an elevated guest experience.”

The release said Dune House “will be a soulful, boutique, beachfront escape at the edge of Atlantic and Neptune Beach. More than a hotel, it will be a gathering place where intentional hospitality and design are shaped by worldly experiences and rooted in local culture. Every detail, from locally crafted furnishings to globally inspired cuisine, is curated to connect guests with the spirit of the coast and the community that calls it home.”

Sage Studio said it is working with New York-based Islyn Studio on branding and interior design for all spaces. 

“Dune House is about creating more than a stay; it’s about crafting a sense of belonging,” said Jessica Werner, chief creative officer at Sage Hospitality Group, in the release. “Every sunrise, every gathering, every detail is designed to spark connection, curiosity, and joy. Our hope is that guests leave not just refreshed, but with stories they’ll carry long after the sand has left their shoes.”

Three new food and beverage concepts are planned along with a redesigned poolside experience, expanded spa, coffee and retail offerings and oceanfront event spaces.

“Dune House represents the next evolution of this iconic oceanfront property,” One Ocean General Manager Erik Kreft said in the release. “We’re creating a destination that feels distinctly connected to the beauty and culture of Atlantic Beach, while offering the kind of design, dining, and amenities today’s sophisticated traveler expects.” 

In July 2024, Sage Investments, part of Sage Hospitality Group, entered a joint venture with Aspect Real Estate Group, Corner Lot and Kelco Management and Development to buy One Ocean Resort & Spa through ACS One Ocean Propco LLC.

Ashford Hospitality Trust Inc. said it sold One Ocean for $87 million in cash. A June 27, 2024, deed recording the sale indicated the price was $48.62 million. The same day, ACS One Ocean Propco LLC took out a $65 million mortgage on the property with Athene Annuity and Life Co.

The nine-story, 193-room One Ocean Resort & Spa was built in 1973. It was once known as the Sea Turtle Inn.

Sage will continue to manage all operations for Dune House. Its culinary arm, Sage Restaurant Concepts, will oversee operations for the hotel’s dining concepts.

Sage said One Ocean guest rooms will remain open throughout the project. Azurea restaurant has been replaced by the One Ocean Cafe, offering all-day dining until the new culinary concepts open. The Spa at One Ocean Resort has closed and will reopen this spring as a reimagined spa.

Sage Hospitality Group says on its website it has 61 restaurants, bars, coffee shops and entertainment venues; 60 hotels and five mixed-use projects.

One Ocean, originally known as the Sea Turtle Inn, was built in 1973, according to property records.
