Foley & Lardner build-out at One Tower Court Downtown estimated at $4.13 million

The law firm will lease the entire fifth floor of the six-story Jacksonville Jaguars HQ building.

One Tower Court’s fifth floor is in city permitting review to prepare the space for its first tenant at an estimated project cost of almost $4.13 million.

Jacksonville Jaguars President Mark Lamping announced March 25 that Foley & Lardner will lease fifth floor of the six-story One Tower Court, the Jaguars’ new headquarters office building across East Bay Street from EverBank Stadium.

That means the law firm will relocate its 44 lawyers and 60 staff members Downtown from 1 Independent Square.

Auld & White Constructors LLC of Jacksonville is the contractor for the 21,461-square-foot project. Gensler is the architect. NV5 Inc. of Jacksonville is providing plan review.

The plans do not specify the tenant as Foley & Lardner, which is based on the 13th floor of the 37-story 1 Independent Drive tower.

The Jaguars said the move is expected about year-end. Based on a leasing brochure, Foley & Lardner will rent 25,064 square feet of space.

“Foley’s investment in this modern, thoughtfully designed space reflects our long-term commitment to downtown Jacksonville and the growing momentum we’re seeing across the region,” Jacksonville managing partner Danielle Whitley said previously in a statement.

“This new office offers enhanced facilities and amenities that support how our attorneys and business professionals work today, with spaces that support collaboration, innovation, and wellbeing,” she said.

Whitley said that as Jacksonville “continues to thrive as an economic hub,” Foley & Lardner will “continue expanding alongside our clients and community, and this new space positions us to do exactly that.”

The permit plans say the build-out will include new partitions, ceilings, lighting, electrical distribution, mechanical systems, plumbing systems and fire protection systems.

The lease boosts One Tower Court to 83% occupancy, Lamping said.

One Tower Court houses the Jaguars’ headquarters on the second, third and fourth floors.

The ground floor has a 6,000-square-foot YMCA and will set up a 5,700-square-foot restaurant.

Jacksonville-based private investment firm Timucuan Asset Management will lease 7,000 square feet on the top floor.

One Tower Court is at 1 Tower Court, next to the Four Seasons Hotel and Residences Jacksonville. Jaguars owner Shad Khan’s Iguana Investments serves as the ownership and investment entity for that project, while development, design direction and execution are led by Shanna Collective.

Shipyards Office LLC, led by Khan’s Iguana Investments Florida LLC, owns the 137,000-square-foot One Tower Court office building.

Jacksonville-based real estate firm NAI Hallmark announced Sept. 30, 2025, that it is the exclusive management and leasing agent for the office building on behalf of Shipyards Office LLC.

NAI Hallmark’s brochure shows the ground floor including a fitness center and a restaurant, among other uses; the Jaguars headquarters on the second, third and fourth floors; 25,064 square feet of available space on the fifth floor that now will be used by Foley & Lardner; and 18,030 square feet available on the sixth.
