Building permit issued for St. Johns County Home2 Suites

Completion of the hotel in The Fountains at St. Johns is expected in the first quarter of 2027.

Work is advancing on the development of a Home2 Suites hotel in The Fountains at St. Johns.

St. Johns County issued a building permit for the four-story, 137-room hotel east of Interstate 95 and north of County Road 210. It is the first project within the Fountains East phase of the mixed-use development.

The project cost of the 81,858-square-foot hotel is $18.7 million. Cerris Builders of Pflugerville, Texas, is the contractor, partnering with Jacksonville-based developer Cross Regions Group and Hospitality Investments of Pooler, Georgia.

The 23-acre Fountains East development is planned for about 200,000 square feet of retail, restaurant and medical office space. The broader Fountains property spans about 100 acres, includes several restaurants and is anchored by Ascension St. Vincent’s St. Johns County.

Cerris Builders Division Manager Isaac Byers said in a news release that the Home2 Suites would be the only hotel at the I-95/County Road 210 interchange.

Developers held a ceremonial groundbreaking on the hotel in December 2024. Cross Regions CEO David Ergisi said other plans for Fountains East include the addition of assisted living, memory care and active living facilities.

A 35,000-square-foot walkable town center is also planned at Fountains East with confirmed tenants including Island Wing Co., DaVinci’s Pizza, Toasted Yolk and St. Johns Aesthetics and Wellness Center.

Completion of the hotel is anticipated in the first quarter of 2027.
