The Jacksonville Jaguars have relocated their team offices from EverBank Stadium to new headquarters in the new One Tower Court building next to the Four Seasons Hotel and Residences on the Downtown Northbank, a team executive said Feb. 23.
Drew Frick, the Jaguars’ senior vice president of real estate and development, told the Meninak Club of Jacksonville that work on the six-story office building was completed and that the Jaguars moved into the second through fourth floors.
With construction underway on the $1.4 billion transformation of EverBank Stadium into the team’s “Stadium of the Future,” Frick said the team needed urgently to move into the office tower across Bay Street from the stadium.
He said the new offices were a significant upgrade from the old ones, where staff dealt with issues that included leaks and occasional rodent problems.
“Everybody’s in the new space, which is awesome,” he said.
Frick said a restaurant and fitness center are planned on the ground floor of the 137,000-square-foot One Tower Court. He said there had been “good response to the other floors” from prospective tenants, including one for a full floor.
“We feel really good about where we are with it,” he said.
On Feb. 9, the city issued a permit for Jacksonville-based Auld & White Constructors LLC to build-out tenant space on the sixth floor of One Tower Court for Timucuan Asset Management Inc. at a project cost of $1.1 million.
The Jacksonville-based private investment firm will lease about 7,034 square feet on part of the top floor of the six-story building under construction at 1 Tower Court, which is off East Bay Street on the Downtown Northbank riverfront.
The city also issued a permit for Auld & White Constructors to build-out corridor space on that floor at a project cost of $271,400.
In addition, the city is reviewing permits for two signs for One Tower Court and for a loading dock clearance bar at the building at a combined cost of $4,137.
Shipyards Office LLC, led by Jaguars owner Shad Khan’s Iguana Investments Florida LLC, owns One Tower Court, which draws its name from its address, 1 Tower Court.
Frick made his presentation to Meninak, a civic organization, at the DoubleTree by Hilton Hotel Jacksonville Riverfront.
Discussing the Jaguars’ plans for the stadium and the team’s holdings around it, he said a sports and entertainment district in the area is a long-range goal. He said other sports teams have adopted the strategy, which is designed to create an “economic engine” in and around stadiums year-round versus only on game days.
“In the stadium business and in the event business, what happens outside the stadium matters now as much as what happens inside the stadium,” he said.
“You want to get these events and other promoters to bring concerts to Jacksonville, so that’s a big focus in the years to come.”
In related topics, Frick said work is proceeding as planned at the Four Seasons Hotel and Residences, and that the NFL owners had yet to finalize the site where the Jaguars will play home games while the stadium is under construction.
Jaguars President Mark Lamping has said the team plans to spend the 2027 season playing in Orlando’s Camping World Stadium. The team could also play three games in London.
The team will remain at EverBank in 2026 with a limited stadium capacity of about 43,500.
The renovated stadium would open in August 2028.
