Shad Khan’s Four Seasons launches sales of private residences Downtown

Prices start at $4.7 million for the 26 units in one wing of the Northbank Riverwalk’s development that includes 170 hotel rooms.

With completion anticipated in June 2027, Four Seasons Hotel and Residences Jacksonville launched residential sales Jan. 21 with the New York City-based Douglas Elliman independent residential real estate brokerage.

The Downtown project at 1406 E. Bay St., near EverBank Stadium along the St. Johns River, announced the official sales launch in a news release, called the city “the South’s Next Breakout Market.”

The release says that the project is in development by Shanna Collective and Iguana Investments.

“The highly anticipated project is set to become an architectural and cultural landmark upon its debut in 2027,” it says.

Prices start at $4.7 million for the 26 private residences that range from two to five bedrooms spanning 1,930 to 7,936 square feet of space. There are four penthouses, which the Daily Record reported in December are owned by three members of the Shad Khan family and a fourth by an unidentified prospective buyer.

The release said the residences “signal a bold new chapter for Jacksonville’s luxury market, with early interest expected to convert into significant, multi-million-dollar sales.”

“The vision for Four Seasons Private Residences Jacksonville was to create a true sanctuary, one that reflects the vibrancy of our city and honors the emerging spirit of a new era of waterfront living,” said Shanna Khan, founder and CEO of Shanna Collective.

She is the daughter of Jacksonville Jaguars owner Shad Khan, who leads Iguana Investments and is developing the Four Seasons Hotel and Residences Jacksonville.

The release said the 10-story development will feature a 170-key Four Seasons hotel alongside amenities that include an 11,000-square-foot spa, a private residents’ lounge with a golf simulator, a fitness center and dedicated spaces for children and teens.

The 170-room hotel and the 26 residences are in separate wings of the angled building.

Three restaurants will include a “rooftop restaurant led by Michelin-starred talent offering modern Japanese cuisine and sweeping panoramic river views.”

The release said the spa will include 12 treatment rooms that offer “regenerative facials and bodywork, aroma steam rooms, experiential showers, a cryotherapy snow room, and a dedicated relaxation lounge.”

The development offers frontage on a 78-slip marina that can accommodate “vessels of all sizes.”

“This limited residential offering is already resonating with sophisticated buyers who recognize Jacksonville’s emergence as the South’s next premier destination,” said Jay Phillip Parker, Douglas Elliman’s CEO of brokerage for the Florida Region and president of Douglas Elliman Development Marketing for Florida.

The property is in the Sports & Entertainment District that includes EverBank Stadium, home of the Jaguars; the VyStar Veterans Memorial Arena; and the waterfront Jacksonville Riverwalk.

A director of residences and on-site residential team will oversee maintenance, security, housekeeping and other services for residents.

Ownership includes priority access to the property’s amenities, services such as dining, spa, wellness and concierge support, and the Four Seasons Elite membership in a global program across Four Seasons hotels and resorts worldwide.

As the Daily Record reported in December, Shad Khan, Shanna Khan and her brother, Tony Khan, will own three of the four penthouses.

At $14 million, those three penthouses at the Four Seasons Hotel and Private Residences are cleared for build-out, from almost $2.9 million to $7.9 million each.

The city issued three penthouse permits Dec. 12, 2025. Straticon LLC of Boca Raton is the contractor for the build-out.

The fourth, Penthouse 4, is in permit review on the seventh level at a $3 million build-out. The property owner is listed as Four Seasons Unit PH4 LLC, managed by Contega Business Services LLC of Jacksonville. That ownership has not been identified. 

Morales Construction Co. Inc. of Jacksonville is the contractor. Greg Matthews Studio of Bozeman, Montana, is the architect. Stephanie Jarvis Inc. of Jacksonville is the interior designer.

Meskel & Associates Engineering of Jacksonville is providing private plan review for all four penthouses.

The residences and the hotel are targeted for completion June 30, 2027.

Next door to the hotel, a six-story office building, where the Jaguars will move its team headquarters into three floors, is expected to be completed in the first quarter of 2026.

PCL Construction Services Inc. is the contractor for the buildings.

Nearby EverBank Stadium is undergoing a $1.4 billion renovation as the Stadium of the Future for completion by the 2028 NFL season.

“The Khan Family’s larger vision for the neighborhood includes a transformative $1.4 billion Stadium of the Future renovation, a new 150,000-square-foot Class A office building with a fitness center, restaurant, and outdoor event space accelerating the district’s emergence as Jacksonville’s foremost place to live, work, and play,” the Jan. 21 release says.

Increased incentives

In January 2023, Jacksonville City Council approved a revised $129.75 million incentives deal with Iguana Investments for the Four Seasons Hotel and Residences and the One Shipyards Place office building, now called One Tower Court and marketed by the NAI Hallmark real estate company.

The city will provide an additional $6 million in tax breaks after City Council action Nov. 25. 

Iguana said the project’s estimated cost had risen about 20.75% since 2021, climbing to $387.6 million from $321 million, attributing the added investment to rising costs of construction, changes in design of the hotel and other factors.

Additionally, the legislation extends the required completion date for the Four Seasons by one year to June 30, 2027. 

The deadline for completion of the adjacent marina, bulkhead improvements, Riverwalk improvements and construction of a marina support building would be extended two months to Aug. 30, 2026.

Council also enacted an ordinance to rename the street from East Bay Street to the St. Johns River from Shipyards Place to Tower Court.
