World Commerce Center Walmart Supercenter issued permit for $18.65 million project

The store is planned off International Golf Parkway and includes a liquor store and garden center.

A World Commerce Center Walmart Supercenter is advancing in St. Johns County.

On Jan. 21, the county issued a building permit for the 179,708-square-foot store at a project cost of $18.65 million. It includes an attached garden center and liquor store, according to the permit.

The project is planned on a 21-acre site at 150 Foundry Lane, about 2 miles west of Buc-ee’s, Costco and Bass Pro Shops Outdoor World, directly south of Tocoi Creek High School. 

In February 2025, Jacksonville-based Gatlin Development Co., through IGP WCC Project LLC, bought portions of three World Golf Commerce Center parcels. Gaitlin’s website says the company’s primary focus since 1984 has been development of Walmart-anchored shopping centers. 

Steinemann & Co. Real Estate of Jacksonville sold the property through World Golf Commerce Center. 

Bowman Consulting Group Ltd. of Jacksonville is the project’s civil engineer. Mobile, Alabama-based White-Spunner Construction LLC is the contractor.

Signs at the cleared site say the Supercenter project is coming, but there is no published timeline for the project.

It would be the third Walmart Supercenter in St. Johns County. The others are at 845 Durbin Pavilion Drive in Saint Johns and 2355 U.S. 1 in St. Augustine.

Nine outparcels at the site are also planned and will be permitted separately, according to site plans, with several projects already under county review, including Chase Bank, Chick-fil-A, Chipotle Mexican Grill, Panda Express and Wells Fargo. Walmart also plans a fueling station, according to a permit application.

World Commerce Center covers nearly 1,000 acres off Interstate 95 and World Golf Parkway down to Florida 16. The land allows for residential, office, medical, retail, warehouse and hotel developments, according to its website.

According to Walmart’s website, the retailer operates more than 10,800 stores and clubs in 19 countries and eCommerce websites. As of the end of fiscal year 2024, it employs 120,498 associates in Florida.
