A First Watch restaurant is planned on a southwestern outparcel of the Walmart Supercenter under development off International Golf Parkway in St. Johns County.
The Supercenter site is across from Tocoi Creek High School, about 2 miles west of Buc-ee’s, Costco and Bass Pro Shops Outdoor World at World Commerce Center.
The county and St. Johns River Water Management District are reviewing plans for a 3,706-square-foot restaurant with 190 seats submitted Feb. 19 and Feb. 22. Jacksonville-based Bowman Consulting Group Ltd. is the civil engineer.
According to the industry publication restaurantbusinessonline.com, the breakfast, brunch and lunch First Watch chain operated 633 restaurants as of Feb. 24, including 64 that opened in 2025. A December 2025 story in the restaurant publication said the chain was in 32 states at that time.
First Watch has 10 restaurants in Northeast Florida.
Other projects planned on the nine outparcels at the Walmart site, according to county documents, include Chick-fil-A, Chipotle Mexican Grill, Panda Express, Chase Bank and Wells Fargo. Walmart also plans a fueling station.
Signs at the cleared site say the Walmart project is coming. Thee county issued a construction permit Jan. 23 for the 185,000-square-foot store.
Outparcels will be permitted separately.
