290-unit Sorrel reviewed for Atlantic North

DD Jax-Kernan Partners LLC filed plans for what is now called the Sorrel apartments in the Atlantic North development at Kernan and Atlantic boulevards.

Sorrel, also called Villages at Kernan, is designed on 14.5 acres of a larger site at 12001 Marketplace Parkway, behind the commercial center that features LA Fitness and Academy Sports.

That's also where a Belk department store and Earth Fare grocery store are planned.

DDJax-Kernan Partners also has applied for permits to build Sorrel at a project cost of almost $20 million. Morrow Construction Co. Inc. of Stockbridge, Ga., is the contractor. The permit address is 12001 Abess Blvd.

Davis Development, based in Stockbridge, Ga., bought the property in August. DD Jax-Kernan Partners LLC, a Davis company, paid $3.48 million for the property, which was sold by Atlantic North LLC. Developers Toney and Eli Sleiman are managers of Atlantic North.

The first phase of Sorrel comprises 290 apartments, a clubhouse and a recreational area, including a pool and cabana. There's also a dog park.

Plans filed with the St. Johns River Water Management district say a second phase to be developed on the remaining portion of the 35-acre site will consist of another 300 units.

It does not specify details about that phase.

The first phase is designed as eight buildings — five with 43 units each and three with 25 units.

Plans call for 117 one-bedroom units, 132 two-bedroom units and 41 three-bedroom units.

 

No program, just mingling at JAX Chamber annual meeting

The JAX Chamber's annual meeting has ranged over the decades from a weekend gala at the Prime Osborn Convention Center to a weeknight street party and officer installation at the Florida Theater.

This year is a new take.

The 129th annual meeting will be a reception with no program at the International Plaza at the renovated JAX Chamber headquarters Downtown.

The event is scheduled 5:30-8 p.m. Jan. 23 at the chamber at 3 Independent Drive.

"Now that the Downtown's New Front Door renovations are nearing completion, the JAX Chamber board and staff wanted to officially unveil the building to our membership," said chamber Communications Director Dan Dawson.

Attendees can tour the first floor and redesigned space and learn more about the renewed vision of the chamber, Dawson said.

Names and video of the 2014 JAX Chamber board, already announced, will be projected on the side of the building while board members meet and greet guests.

"Over time it has become more apparent that our members most appreciate the open reception where they have an opportunity to mingle with friends and colleagues," Dawson said.

Chase 'very bullish' on San Marco

Boos-San Marco LLC bought property at 1515 Atlantic Blvd. in San Marco to develop a Chase Bank branch.

The building houses Wilson & Wilson Optical, which continues to operate there and will move from the high-profile western corner, at Atlantic Boulevard and Hendricks Avenue, to the east side of the structure.

Clearwater-based Boos Development Group Inc., through the Boos-San Marco LLC, paid almost $2.2 million for the 0.87-acre site, comprising two parcels.

Boos-San Marco LLC paid $1.51 million for the property at 1515 Atlantic Blvd., anchored by Wilson & Wilson Optical.

It bought it from SM Ventures Inc. of Ponte Vedra Beach. The company comprises Kelly and Ruth Wilson.

Also, Boos-San Marco LLC paid $685,000 for a parking lot at 1950 Thacker Ave. It bought that site from SMP Hendricks LLC, part of the Demetree family.

Jefferson Bank of Florida in Oldsmar issued a $2.35 million mortgage.

All of the documents were recorded Monday by the Duval County Clerk of Court. The deeds and mortgage were made Oct. 31.

The city has issued a building permit for D.C. Ecker Construction Inc. to build-out a 3,687-square-foot Chase Bank there at a project cost of $1.53 million.

Previous plans have shown the Chase branch next to the 1,600-square-foot Wilson & Wilson Optical, which remains open during construction.

The Wilson & Wilson space is being renovated, after which the Chase site will be developed.

Ruth Wilson said the company has operated there for 26 years and the building was not for sale. However, the proposed deal worked out.

"They are doing a very nice job. They're very bullish about San Marco. Very," she said.

Boos Development Group, family owned and operated since 1997, has grown into a national company with regional offices in Florida, Georgia, Alabama and California, according to its website.

It develops for retailers that include CVS/pharmacy, Family Dollar Stores, JPMorgan Chase, Publix Super Markets, Starbucks, Tires Plus, McDonalds, Outback Restaurant Concepts and others.

Naval Station Mayport prepares for more ships

The St. Johns River Water Management District is reviewing the application for the Littoral Combat Ship Logistics Support Facility project at Naval Station Mayport.

The project will consist of a two-story, 60,000-square-foot building along with new and redeveloped parking areas and stormwater system.

The project site is in three areas at the naval station.

U.S. Navy Fleet Forces is recommending 14 Littoral Combat Ships be based at Naval Station Mayport.

The preparations coincide with the move of the USS New York, which changed homeport Friday from Naval Station Norfolk to Naval Station Mayport.

USS New York is one of three ships that make up Iwo Jima Amphibious Ready Group that is moving from Norfolk to Mayport.

The USS Iwo Jima and USS Fort McHenry could arrive as early as 2014, the Navy said in a news release.

"The three ships will bulk up the Navy's fleet at Mayport, as the station's frigates are retiring," said the release, explaining the USS Underwood and the USS Klakring were decommissioned in March.

"This is just the first of three ships going down there to make sure that Mayport remains that second strategic homeport for the fleet," said USS New York Commanding Officer Capt. Jon Kreitz.

The ships are used to transport and land Marines, their equipment and supplies.

The ships support amphibious assault, special operations or expeditionary warfare missions and can serve as secondary aviation platforms for amphibious-ready groups.

Naval Station Mayport Commanding Officer Capt. Wesley McCall said the addition of up to 2,000 families to the area will be a boost for national defense and to the economy of Mayport.

"I think we're going to see some significant growth with USS Fort McHenry and USS Iwo Jima coming next year and the new littoral combat ships soon to follow," he said.

Hillwood shows rendering of Cecil spec building

Hillwood Investment Properties provided the city with a rendering of an aerial perspective of its proposed 510,433-square-foot speculative building at its Alliance Florida at Cecil Commerce Center. The second phase would expand the building to 1 million square feet. No tenant has been announced. Hillwood is the master developer of the city-owned land at the Westside business park.
