D.R. Horton seeks to build 80 townhomes near First Coast High

Project, named Trafalger, includes commercial areas at both ends of the project.

National homebuilder D.R. Horton Inc. is seeking to rezone a vacant 13.75-acre parcel to develop a maximum of 80 townhouses and two neighborhood commercial areas south of First Coast High School.

The 13-building townhome project, called Trafalger, is along Starratt Road between Airport Center Drive East and Bonaparte Landing Boulevard.

The property is part of the Bonaparte Crossing South planned unit development that allows for single-family residential and neighborhood commercial use.

The subject property is approved for neighborhood commercial uses. The property rezoning would reduce the amount of neighborhood commercial use for the townhouses.

The commercial areas are at the north and south ends of the development. The southern commercial area along Airport Center Drive East allows for less intensive commercial uses such as medical and dental offices, business offices, restaurants, banks, churches and retail.

The northern commercial area along Bonaparte Landing Boulevard allows only libraries, community centers, churches and day care centers.

Current surrounding properties have single-family homes and the high school.

The application states that the townhouse buildings are limited to a maximum height of 35 feet and amenities may include a pool, clubhouse, exercise facility, parks and playgrounds.

The application was submitted by Jacksonville-based law firm Rogers Towers. The property owner is listed as JRL Investments LLC of Jacksonville.
