Freedom Mortgage to lease top floor at 8787 Baypine in Baymeadows

The company will share the building with tenant Florida Coastal School of Law; two more floors are available.

Freedom Mortgage intends to lease space in the 8787 Baypine building in Baymeadows for its mortgage processing division, plans show.

The city is reviewing a permit application to renovate 46,200 square feet of space for Freedom Mortgage on the fifth floor at 8787 Baypine Road.

Adams Interior Contractors Inc. is the contractor for the $878,792 project. Hota Design Studio LLC is the architect.

Freedom Mortgage now leases 25,000 square feet at 6800 Southpoint Parkway for the division that is relocating.

Asked for more details, Marlton, New Jersey-based Freedom Mortgage issued a statement Oct. 23 from its president.

“We are excited about our current team in Jacksonville and the future opportunities for expansion,” said Stanley Middleman, Freedom Mortgage president and CEO.

The email did not elaborate about the workforce size or plans to hire, although the company lists Jacksonville job openings for 19 categories, comprising 15 in servicing and the others in underwriting, IT and retail.

Freedom Mortgage is a national mortgage provider licensed in all 50 states.

Foundry Commercial represents the 8787 Baypine landlord. 

Foundry Principal Brad Chrischilles said Oct. 23 that he expects Freedom Mortgage to move in during December or January.

Florida Coastal School of Law, which has been downsizing, uses two floors of the five-story building and occupies it in a sale-leaseback.

Chrischilles said two floors remain available for lease at the building. 

A brochure for the Class A office building, which fronts a lake in Deerwood Center, shows that the third and fourth floors are available with 46,200 square feet of space each.

Chrischilles said that the space offers 6.5 parking spaces in an adjacent parking garage per 1,000 square feet of space leased, a factor that tenants with large workforces look for in renting a location.

Liberty Property Trust developed the building in 1990 for AT&T Universal Card Services Corp., whose functions were bought by Citicorp in 1997 and moved to a new campus in Flagler Center in 2005.

A Florida Coastal affiliate bought the building in 2005 and sold it in 2011 to Angelo Gordon & Co. LP in New York City. It owns the building through as AGNL FCSL LLC. 

The law school continues as a tenant.
