The Mathis Report: Potential second 1.5 million-square-foot distribution center at Cecil
A second potential 1.5 million-square-foot distribution center is emerging at AllianceFlorida at Cecil Commerce Center in West Jacksonville.
That means plans have been initiated for two significant warehouses – and no confirmed but still well speculated – tenants.
The first 1.5 million-square-foot center is proposed on Parcels A2 and B at 13483 103rd St. next to the Amazon.com Inc. fulfillment center. That is about 131 acres. Plans were filed in July.
Prosser Inc. submitted an overall clearing plan for the New World Avenue site, but indicated it was for site clearing only and that no horizontal improvements are involved.
“We are preparing the site to make it ready for future development,” said Dan Tatsch, senior vice president for Cecil master developer Hillwood.
Tatsch said “it’s the same drill” for both sites, preparing the land for a prospect should one land.
He said the land is prepared to accommodate the largest building possible in case a prospect needed it. It’s easier to seek later approvals for a smaller building rather than a larger one.
Asked if he had prospects for either site, Tatsch said he had no comment.
Tatsch has declined comment about the speculated users.
Wayfair, the Boston-based home furnishings chain, has been posting job openings for a large parcel home delivery operation in Jacksonville. It has not announced a site.
Lowe’s Companies Inc. also is considered a prospect for a distribution center. The home-improvement chain is based in North Carolina. A Lowe’s spokesman said in August the company was “always evaluating possible locations, but we don’t have anything to share at this time.”
