Appraisal Board disciplines five

The Florida Real Estate Appraisal Board took the following disciplinary actions against five licensed real estate appraisers, which became effective in October and November. None were from North Florida.

Those disciplined:

Luis Hernando Bueno, Bay Harbor. Failure to comply with the continuing education requirements. Six months probation. Shall attend two FREAB general meetings.

Thomas Flynn, Parkland. Guilty of fraud, misrepresentation, concealment, culpable negligence or breach of trust in a business transaction and violating a standard for the development or communication of a real estate appraisal or other provision of the USPAP. 30 day suspension, $1500 fine and six months probation. Shall attend two FREAB meetings.

Lorenzo Navarro, Hollywood. Guilty of obtaining a license by means of fraud, misrepresentation or concealment and failing to comply with the requirements of Rule 61J1-3.001(6)(a) of the Florida Administrative Code. 30 days suspension, $1,500 fine and 90 days probation. Shall attend one FREAB meeting and shall appear at one pre-licensing course to explain the importance of filling out an application accurately.

Wade Hampton Singletary, Sanford. Guilty of violating a standard for the development or communication of a real estate appraisal or other provision of the USPAP and of having failed to exercise reasonable diligence in developing an appraisal report. $500 fine.

Kenneth James Ward, Winter Park. Failed to exercise reasonable diligence in developing an appraisal report; violated a standard for the development of communication of a real estate appraisal or other provision of the USPAP and guilty of misrepresentation or culpable negligence in a business transaction. License revoked.
