Davidson has record year at WGV

Davidson Realty, Inc. ended 2003 with more than $77 in residential real estate sales in The Neighborhoods of World Golf Village. It was a company record.

The St. Johns County community continues to pick up its construction pace with 303 homes currently under construction, according to Davidson.

That figure includes single-family homes and condominium units.

There are 134 homes under construction in the King & Bear including 62 homes in Bearsford, Kingsbury, Waterbury East, Oakgrove Estates, The Crest, Heritage Cove, Oakwood, Lakewood and Stonewood.

Homesites range from $120,000 to $290,000 and homes are available from the $200s to well over $1 million in those neighborhoods.

Bartram Springs recorded its 200th sale in late December, only two months after its official opening. Located at Phillips Highway and Racetrack Road on the Duval County/St. Johns County line, Bartram Springs features homes by three builders – Atlantic Builders, Morrison Homes and Ryland Homes.

The development’s model center, featuring nine decorated models, is directly adjacent to the Community Center.

North Florida Builders is now selling in Emily’s Walk, a new custom home community located off of Crystal Springs Road in West Jacksonville.

North Florida Builders has purchased nearly half of the 125 home sites at Emily’s Walk. Average home sites measure 100 feet by 130 feet.

The company has begun construction on a new model home in the community. The Fernandina is a traditional five-bedroom home with 4,428 square feet of living space. The model will be fully decorated and open this summer.

North Florida Builders is now offering pre-sale prices starting in the $300s for home and home site at Emily’s Walk. The Fernandina model home will also be available for sale upon completion on a leaseback basis.

Beazer Homes has a new inventory to sell in South Hampton.

The company is offering single and two-story floor plans which range from 1,800 to 3,015 square feet with three to five bedrooms and as many as three bathrooms.

Architectural details include large seven and eight-foot windows, grand archways, tray ceilings in the master bedroom, curved walls and hand-carved niches. Prices for the new homes start in the low $200s.

Sales of the new homes will commence this month and new model homes will debut in South Hampton in late spring.

Coppenbarger Homes has sold its last home in the Intracoastal community of Pablo Bay.

Coppenbarger’s Pablo Bay homes range in size from 1,800 to 3,200 square feet and were constructed in a range of floor plans.

After selling out Diego Island within 48 hours of its marketing program launch last year, Victoria Robbins Realty has listed one of the earlier purchased lots within the gated St. Johns County waterfront community.

Developed by Stokes & Company, Diego Island is a private enclave of eight minimum one-acre homesites, located off of U.S. 1, just south of Palencia. The property is an old family estate that overlooks the North River to the Intracoastal Waterway.

Priced at $475,000, the available lot includes a vintage, three-car garage with a studio loft.

In preparation for a scheduled March opening, construction is underway on the sales center for The Peninsula at St. Johns.

Located on the Jacksonville’s Southbank, The Peninsula will be the city’s tallest residential tower at 36 stories.

The one-, two- and three-bedroom residences will be priced from the mid-$200s to high $700s. Penthouses will be priced from $1 million.
