RiverTown gets underway

The St. Joe Company recently broke ground on RiverTown, a 4,170-acre primary home community in St. Johns County.

The groundbreaking was held at the site of RiverTown’s 58-acre riverfront park, a primary amenity in the first phase of construction. The public park will be the central link between Town Center and the waterfront. As planned, approximately 46 percent of RiverTown will be preserved as parks, open space and wildlife habitats.

RiverTown’s design incorporates 3.5 miles of St. Johns River frontage and, upon completion, the community will include 4,500 homes, three schools and a variety of parks, amenities and public meeting places in addition to the community’s Town Center with 500,000 square feet of commercial space.

Home sales are expected to begin later this year with the first residents expected in 2007.

Spencer Phase II starts

Mercedes Homes’ Jacksonville division has announced that its second phase of homesites are now available in the popular Spencer Plantation community. This phase features fresh new home products previously unavailable in Spencer Plantation. Mercedes will build 52 homes, all priced from the mid-$200s, in the Orange Park development.

Rosewood spec coming

Rosewood Homes will build homes on 32 homesites in Magnolia Point Golf & Country Club. Homes will have lakefront and golf course frontage, and the company expects to break ground on a fully furnished model home in August. Rosewood Homes is finalizing plans for the model and prices will be from the low-$400s to the $500s.

WGV getting office suites

Davidson Realty and Davidson Development are offering executive office suites in the company’s new 17,200-square-foot headquarters near the entrance of the World Golf Village.

Currently under construction, the two-story building will have 10 furnished office suites that include use of a conference room, telephone, fax machine, copier and refreshment galley. Administrative services will be provided on an as-needed basis. The suites will be available in early 2007.

Rutenberg center opens

Arthur Rutenberg Homes has opened its new Jacksonville Design Center. It’s at 7818 Philips Highway, Suite 200, between J. Turner Butler Blvd. and Baymeadows Road. The center is open 8:30 a.m. to 5:30 p.m. Monday through Friday and by appointment.

Mercedes adds at ‘Cove’

Mercedes Homes has started the second phase of Cherokee Cove, which features 34 additional home sites and eight fresh floor plans previously unavailable in the West Jacksonville community. Homes at Cherokee Cove offer up to 3,567 square feet of living space including one- and two-story floor plan options. Prices begin in the mid-$200,000s.

Mandarin community open

Mercedes Homes has opened Tuscan Oaks, a neighborhood in Mandarin. The community features 24 single-family home sites with preconstruction prices beginning in the mid-$500,000s. Homebuyers can select from a variety of floor plans that range from 2,395 to more than 4,000 square feet of living space.

PV office condos coming

Palmetto Landing, an office condominium project in Ponte Vedra Beach, is under construction to build 30 new offices. Located off State Road 210 and Canal Blvd., each office condominium ranges in size from 1,100 to 6,500 square feet and will have a complete interior design build-out included.

The condos range from 1,100 to 6,500 square feet and preconstruction pricing begins at $326,900.

Ryland starting 101 homes

Ryland Homes has started presales of 101 new homes priced from the high $100s at Northwoods, located off Yellow Bluff and New Berlin roads east of the Jacksonville airport. There will be three, four and five bedroom single-family homes from 1,227 square feet to 2,834 square feet with three-car garages.

New homes at Bartram

Ryland Homes has opened five new home sites for sale in the final phase at Bartram Springs, located off Racetrack Road between I-95 and U.S. 1 in south Duval County. The three, four and five-bedroom homes range in size from 1,487 square feet of living space to 3,202 square feet are priced from the upper $200s.

Casa Bella closing in

WCI Communities recently began construction on the final buildings in phase two of Casa Bella in Hammock Dunes, a golf community in Palm Coast. Casa Bella Carriage Homes are priced starting in the $700s.

Pru/Jaguar promo returns

Prudential Network Realty will again have its “Take it to the House” contest starting with the Jacksonville Jaguars’ first regular season game Sept. 10 against the Dallas Cowboys.

The contest gives participants the opportunity to win $50,000 toward the purchase of a new home.

Prior to each home game during the football team’s 2006-2007 season, Jacksonville Jaguars fans register at any Prudential Network Realty office or open house to have their name put in a drawing.

As part of the contest, a name is drawn and the winner receives two tickets to an upcoming Jaguars home game, a parking pass and an opportunity to be on the field prior to kickoff. Contestants will also appear on the stadium’s Jumbotron.

If a Jacksonville Jaguars player runs the kickoff back for a touchdown at the start of the first or second half, the contestant will win a $50,000 credit.

San Jose condos coming

Denver-based Sagebrush Development is beginning a hybrid condominium project in Jacksonville that includes the condominium conversion of a San Jose-area apartment communities.

The Preserve at San Jose is on Old Kings Road one mile south of Baymeadows Road and has eight one-, two-, and three-bedroom condominium homes ranging in size from 789 to 1,987 square feet. Home prices range from $115,400 to $171,900.

Construction is expected to begin soon on the second phase and the developers will accept presales for Phase 2 soon. The new homes feature two-bedroom, two-bathroom floor plans.

Rosewood in Eagle Harbor

Rosewood Homes has released nine 80-foot homesites in the Eagle Cove neighborhood of Eagle Harbor. The homesites are priced from the $350s and homes will range in size from 1,937 to 3,105 square feet not including bonus room options. There are seven home plans.

New community coming

Engle Homes has started sales in the northeast Jacksonville community of Caney Branch Plantation.

There will be two models, one with 1,542 square feet of space and is priced from the $190s and the other at 1,682 square feet of space and priced from the $213s.

Engle Homes will build 44 homes in the first phase of Caney Branch Plantation, which is near the Dames Point Bridge.

Crescent City condo tops out

The Estuaries developers celebrated the topping out of their first building last month in Crescent Beach. The garage building’s tile roofs installation is complete and the clubhouse and pool are soon to follow. The community resides on 19 acres and has 56 units.

20 homes coming at Silver Creek

Engle Homes is building 20 homes during the third phase of building in Silver Creek in Green Cove Springs. The homes will be built on 70-foot homesites and will range in size from 1,797 to 3,095 square feet. They are priced from the low $200s.

Lifestyles sells in Nassau

Lifestyles Realty has been selected by Fernandina Beach-based Amelia Island Ventures, Inc. to provide comprehensive sales support for Waterman’s Bluff, its luxury waterfront community currently being developed in Nassau County. Waterman’s Bluff is planned for 142 estate residences. Homes are priced from $1.2 to $3 million, and range in size from 2,000 to 6,500 square feet.

Four Rutenberg homes for sale

Arthur Rutenberg Homes has four homes that are ready for immediate occupancy in three of area communities.The completed homes include two in Queen’s Harbour, one in Ponte Vedra East and one in World Golf Village. The two in Queen’s Harbour are $959,900 and $949,900, the one at Ponte Vedra East is $1,195,000 and the WGV home is $1,095,000.

It’s 100th for Forest

St. Johns Forest has welcomed its 100th family – John and Michelle Dessi and their three children. The Dessis, who moved to St. Johns Forest from Tallahassee, bought a David Weekley-built home.

Watson has Fernandina model

Watson Custom Home Builders has a model home open in Oyster Bay Harbour, a gated yacht club community in Fernandina Beach.

The Heron model, the only model within the community, is a 3,099-square-foot, 4-bedroom, 3.5-bath design.

In addition to its model, Watson currently has two inventory homes under construction including a 3,039-square-foot Treybella design. This home has 4 bedrooms, 2.5 baths, a fantastic great room, an option for a fourth bedroom/study, private balcony, rear bonus room, and a covered porch.

The homes will start in the mid-$500’s.
