Parc Group partner Richard Ray spoke to the Northeast Florida Association of Realtors last month to give them an update on Nocatee, the master-planned 23.5 square mile development located partly in St. Johns County and partly in Duval County.
“We are in the process of designing our 10-acre town center now,” said Ray. “We want to create a place for community gatherings.”
Ray discussed the Nocatee Parkway which will stretch from the Palm Valley Bridge to U.S. 1.
“It will be a four-lane limited access roadway,” he said. “It will improve hurricane evacuation for the beaches area and it will be landscaped like Walt Disney World.”
A new zip code, 32081, has been created for the community and residents can either use Ponte Vedra or Town of Nocatee as their address.
Communities within Nocatee so far include Riverwood, an active adult community by Del Webb; Coastal Oaks, a single family home community by Toll Brothers; Austin Park, a single family home community by Cornerstone Homes; Tidewater Condominiums by Pulte Homes; and Willowcove, a single family and townhome community by Centex and Lennar Homes.
The builders are now pre-selling homes and closings are expected to begin in mid-2007. Ray said new roads providing access to the first communities will be open in December. Construction of the new Nocatee Parkway from the Intracoastal Waterway to U.S. 1 is expected to be complete by mid-2007.
