Local developers Peter Rummell and Michael Balanky have entered into contract negotiations with JEA to develop the public utility company’s 28.6-acre Southbank site for “Healthy Town,” a planned community based around a healthy lifestyle.
“This place will be part of the fabric of this community for a long time,” said Rummell. “It’s a giant statement for Downtown.”
The team’s development company, Elements, will pay JEA $17.4 million for the property.
The concept includes 1,200 residential units, a combination of apartments and condominiums, plus 150,000 square feet of commercial and retail space and 200,000 square feet of office space.
Rummell said his company’s total investment could be $150,000 per unit. Construction is projected to begin June 2016 and to finish September 2019.
General Dynamics to hire 100 at One Imeson
General Dynamics Information Technology will open an operations center at One Imeson Center to support contact center operations for federal government customers.
A business unit of industrial giant General Dynamics, Information Technology plans to build out almost 47,000 square feet of space at a project cost of $500,000.
General Dynamics is based in Falls Church, Va., and is No. 99 on the Fortune 500 list of the largest companies. Its Information Technology unit is based in Fairfax, Va., and provides IT, systems engineering, professional services and simulation and training to customers in the defense, federal civilian government, health, homeland security, intelligence, state and local government and commercial sectors.
Riverplace Tower sells for $29M
Jacksonville-based Gate Riverplace Co. has sold Riverplace Tower for $29 million to Lingerfelt CommonWealth Partners of Richmond, Va.
Lingerfelt CommonWealth Partners also leases and manages the former Liberty Property Trust office and industrial space in Jacksonville.
Riverplace Tower features The University Club on the top floor, and its tenants include Rayonier Advanced Materials Inc., the Rogers Towers law firm and the Jacksonville headquarters offices for Adecco Group North America.
It is the fifth Downtown tower sold since December.
Holland & Knight’s $2.2M renovation
The Holland & Knight law firm is renovating its three floors in Downtown’s Bank of America Tower in a project that is budgeted at $2.2 million.
Executive partner Dan Bean said the firm renovates all of its offices about every 20 years.
In addition to new carpet, paint and furniture, the Jacksonville office is modernizing, adding new Wi-Fi and video conference systems.
Grub Burger Bar fixes on Jacksonville
Grub Burger Bar, a Bryan, Texas-based fast-casual chain that serves big burgers and signature drinks, is “actively looking” to open in Jacksonville, said owner Jimmy Loup.
Grub Burger Bar’s menu includes burgers made of beef or ground turkey, chicken and shrimp and chopped salmon. Drinks include spiked shakes such as bourbon and caramel and Moonshine American Pie made with Apple Pie Moonshine.
The company invests $1 million to $1.3 million in each location.
Panera Bread hub to focus on catering
The Panera Bread is creating a catering delivery hub at its 13740 Beach Blvd. store.
The corporate strategy behind catering hubs is to service two to five cafes so individual restaurants can focus on the retail business and not be sidetracked by catering orders.
Catering comprises 8 percent of the company’s sales.
Daily’s planning San Marco store
Daily’s is planning to bring a 5,000-square-foot convenience store with fueling stations and a car wash in San Marco.
City Council approved the rezoning of 1.16 acres along Atlantic Boulevard at Farragut Place for the project.
A spokesman for Daily’s, a brand of Jacksonville-based First Coast Energy LLP, said the company hoped to complete the property purchase in the next few months. The land is owned by the Southside Assembly of God and Daniel Wilensky and Cathy Wilensky.
