National homebuilder Lennar announced it will bring three new communities online in 2015. Construction of homes in all three — Windward Ranch, Arbor Mill at Mill Creek and Shearwater — will also happen in a way that is energy-efficient in both its supplies and its processes, the company said.
Windward Ranch is located off of Florida 16, west of the St. Augustine Outlet Malls.
The community will include 1,500- to 3,900-square-foot homes with three feature collections. Considered upgrades in standard communities, features include paver walkways and driveways, LED down lighting, crown molding and 42-inch cabinets.
Arbor Mill at Mill Creek is located off Florida 16A in St. Johns County.
The community will feature Lennar’s Everything’s Included homes, ranging from 2,200 to more than 3,100 square feet. The development will enjoy a clubhouse, swimming pool and recreational area.
Shearwater is located off County Road 210 in St. Johns County.
The community will include 37 acres of parks and amenities such as walking trails, boat ramps, bike paths and a kayak launch. Its centerpiece will be a Kayak Club, 6,400 square feet of indoor and outdoor space to include the Great Lawn, Grand Lake and playground.
There also will be a 7,800-square-foot fitness center and resort style aquatic center with a zero-entry pool, splash park, slide tower and lazy river.
Toll Brothers breaks ground at Julington Lakes
Toll Brothers recently broke ground on Julington Lakes, a new community in northern St. Johns County. Located at Veterans and Longleaf Pine parkways, the community will feature nature preserves and numerous lakes. Most homes will have lake or preserve views.
Amenities will include a private residents’ clubhouse with a pool, an open-air pavilion and dock for canoes and kayaks. The gated community will also have walking paths that lead to nearby Veterans Park.
Planning has begun on three designer-decorated model homes with the grand opening scheduled for later this year.
New 2,278-home St. Johns community “one of the largest”
GreenPointe Communities LLC has received approval for a 2,278-home master planned community in St. Johns County, the company announced in May.
It is one of the largest projects to be approved in Northeast Florida in recent years, said GreenPointe Communities Vice President of Land Development Chris Kuhn.
The community, TrailMark, is on 1,300 acres in northern St. Johns County, near International Golf Parkway on TrailMark Drive. Development is underway.
Homes will be priced from the mid-$200,000s and are planned to be available for move-in this fall.
“The hallmark of the community will be its trail system,” said Kuhn. “It will tie the community’s natural amenities to its social amenities.”
TrailMark will have miles of walking and cycling trails, a kayak launch along Six Mile Creek, neighborhood parks and preserved oak canopies, a marketing webpage says.
Amenities will include a fitness center and a free-form-design lagoon pool with a zero entry. Plans also call for a Lakeside Pavilion. The first phase of TrailMark’s amenity center is scheduled to open next spring.
TrailMark’s home designs are planned to range in size and style, with the company employing a “variety of custom and national builders.”
The community’s architectural design will capture the old Florida style and is intended to celebrate its authentic North Florida location and history.
