Elacora opens new model at Madeira

Elacora has opened a second fully decorated model home, the Villena, in Madeira at St. Augustine.

The homebuilder opened in Madeira last year, but waited to design the Villena, one of the plans from its new Serena Collection. The wait was to learn what was important to customers in a new home, said Victoria Robbins, exclusive agent for elacora Northeast Florida.

The Villena is a single-story plan, with three bedrooms and two baths. It has an open layout with an oversize lanai, three-car garage and flex room.

The plan also has multiple options to “grow” the home to fit the buyer’s lifestyle.

Designed with a Mediterranean exterior elevation, the Villena model highlights the interior design style of Barbara Ondo Designs.

The Villena is among four plans in the Serena Collection, which are suited for Madeira’s larger home sites and include three-car garages.

Elacora offers two different home collections at Madeira, ranging in size from 1,797 square feet to more than 3,300 square feet and priced starting from the mid-$200,000s.

AV Homes Breaks Ground at Stone Creek

AV Homes Inc., a veteran homebuilder with communities in Florida, Arizona and the Carolinas, broke ground this summer on Stone Creek in St. Johns County.

The 39-acre single-family development on County Road 210 will have 44 home sites.

The gated community is minutes from A-rated schools, AV Homes’ Division President David Smith said.

Stone Creek will feature one- and two-story home designs that range in size from 2,400 to more than 4,000 square feet on wooded estate home sites. 

Sales will begin in late 2015, with models slated to open in early 2016.

With the purchase of Stone Creek and the recent purchase of Amelia Walk, a master-planned community in Fernandina Beach, AV Homes continues to expand the number of communities it is building in the Jacksonville market.

The company is also the builder and developer of Old Still, an old-Florida style community neighboring St. Johns Town Center that opened in June, and Cypress Trails at Nocatee.

WCR 2016 officer nominees announced

The Women’s Council of Realtors Jacksonville has nominated its 2016 slate of officers.

They are:

• Carol Zingone, president

• Diane Cook, president-elect

• Wanda McReynolds, vice president of membership

• Teresa DeLue, treasurer

• Josey Johnson, secretary

Membership elections will be held during WCR’s business resource meeting Sep. 17.

All national members who have held their membership for at least 30 days prior to the election are eligible to vote.

Davidson Realty expands after 26 years

Davidson Realty has announced it will open two new offices, one in Jacksonville Beach and another in Julington Creek/Mandarin.

The realty, which started as a central sales facility for World Golf Village in 1989, has grown to more than 50 agents, from Yulee to Palm Coast.

The new offices are intended to better serve customers living throughout the area, said President Sherry Davidson. There will be two new commission structures offered to experienced agents, a 70/30 split and an 80/20 split.

EXIT Real Estate Gallery opens in Fleming Island

EXIT Real Estate Gallery celebrated the grand opening of its sixth office Aug. 26.

The new office is located at 865 Hibernia Road in Fleming Island, next door to Publix in the Hibernia Shopping center. 

Over 120 attended a ribbon-cutting ceremony.

The Fleming Island branch will help EXIT support Clay County growth, President and CEO Stan Bishop Jr. said.

Redfin index shows cooling demand

National real estate brokerage Redfin announced its Housing Demand Index decreased 5 percent in July, falling to 108 from 113 in June.

It’s the fourth consecutive month-over-month decline.

Redfin real estate agents report the market is rapidly cooling, with buyers reaching their limit on prices and showing less interest in hot home listings.

Still, homebuyer demand was up 9 percent year-over-year in July. The market feels like it’s cooling because it was so hot this spring, Redfin economist Nela Richardson said.

The Redfin Housing Demand Index, a measure of homebuyer activity prior to purchase, is based on visits to Redfin.com home listing pages and on home tour requests and offers written by Redfin customers across 15 major metro areas.

Elacora offers special pricing at The Plantation

Elacora is offering limited-time pricing on its homes at The Plantation at Ponte Vedra Beach, starting at $549,900. Additionally, elacora has several quick move-in homes which include designer upgrades, starting at $599,900.

Toll Brothers to build attached homes in Coastal Oaks at Nocatee

Toll Brothers announced it will offer 24 new Carriage Collection homes to be built in its Coastal Oaks at Nocatee community.

Sales are expected to begin in early fall.

Priced from the mid-$200,000s, the carriage collection home designs are the first single-level, attached homes to be built in Coastal Oaks at Nocatee.

The designs are available in two options — the first floor San Michelle and the second floor Saint Martin.

The 1,600 square-foot San Michelle features two bedrooms, two full bathrooms, a great room, dining room, covered lanai, and interior access to a two-car garage.

The Saint Martin is a 1,738 square-foot, two-bedroom, two-bath home that includes a foyer, optional elevator, garage access on the entry level and coffered ceilings in the master bedroom and great room.

The Carriage Collection offers at no additional cost gourmet kitchens with polished wood cabinetry, rich crown molding, custom granite countertops, stainless steel undermount sinks, and Kohler one-touch faucets.
