Mixed-use project near Terrapointe hits the market

A 429-acre parcel across from Terrapointe’s planned East Nassau Development Center has been entitled for mixed-use and is on the market for $26 million.

Called Riverpoint, the new project is not intended to reprise Terrapointe’s, which is to the north and 10 times the size. Instead, the owning partnership envisions a community with a different and complementary lifestyle, said Daniel Blanchard of Ewing Real Estate, the listing agent for the property.

Nestled between the Nassau Judicial Complex and Florida State College at Jacksonville, the parcel is a spear of land bisected at the north end by William Burgess Boulevard. and reaching south to include an island on the Nassau River.

A master land plan shows 455 single family homes, 400 multi family units and 153,600 square feet of commercial space.

Deep-water access sets the project apart from other planned developments, Blanchard said.

“These are million-dollar views,” he said. “It’s not just timberland in the middle of nowhere.”

Nassau County property records show the former timberland and pastureland are portions of parcels held by owners in Jacksonville and Callahan. The island portion is 65.5 acres and currently assessed at $15,330 as timberland.

The owners benefit from selling the land jointly, Blanchard said, giving the development access to deep water and also to a main highway.

The intent is for a master developer to put in a spine-road and water and sewer, and then sell portions of the community in 20- or 30-acre chunks for final development.
