Corporate policy kept Toll Brothers Division President Greg Netro from saying how many homes had already been bought by shoppers who joined Julington Lakes’ VIP list.
He did say an entire street sold out.
“It’s exceeded my expectations,” Netro said. “We’re already getting ready for phase two,”
Toll Brothers celebrated last month the grand opening of the gated master-planned community in northern St. Johns County that will have 466 homes at build-out.
The luxury-home community expands Toll Brothers’ presence in a growing market.
The company already builds at the Atlantic Beach Country Club and Coastal Oaks at Nocatee.
Location is the reason Julington Lakes has generated so much early enthusiasm, Netro said.
The Florida 9B extension is under construction nearby and the community is surrounded by high-demand neighborhoods like Julington, Fruit Cove and Durbin Crossing.
“Everything around this has been developed,” Netro said. “This is the last hole in the doughnut.”
Toll Brothers bought the 600-acre parcel two-and-a-half years ago, when it looked as if the housing market was getting better.
“We knew we positioned ourselves right,” Netro said.
Toll Brothers spent a year creating new home designs for the community.
The company is offering luxury homes from three collections. Floorplans range from 2,222 to 4,234 square feet and prices start from $332,000 to $592,000.
