It lists a six-county breakdown of sales, pending sales, new listings, active inventory and median sales price, among other information.
The data is gathered in Duval, Clay, St. Johns, Nassau, Baker and Putnam counties as well as the region as a whole.
Within each county there are demographic breakdowns to provide a better look within neighborhoods or subregions in a county.
The median sales price is a measure of value in each county.
What can a homebuyer buy at the median price?
The median price is not the average price.
An average adds all of the sale price numbers and divides the total by the number of sales.
The median is the midpoint. Half of sales are higher and half are lower.
The latest NEFAR statistics are for June 2023.
Currently the median sale prices are:
• Duval: $335,000
• Baker: $289,000
• Clay: $365,000
• Nassau: $410,000
• Putnam: $250,000
• St. Johns: $555,000
The numbers for St. Johns County are skewed in that there are often are several multimillion-dollar sales each month. For example, in late May a house that was still under construction in Ponte Vedra Beach sold for an area record of $16.25 million.
Currently, the median sales price in Ponte Vedra Beach and Vilano Beach is $1.23 million.
To determine what is available at the median price, we searched real estate sites: Redfin.com, realtor.com, Zillow.com, homes.com, mototo.com and trulia.com.
The houses as listed on the real estate websites are within $5,000 of the median price.
In Baker County, with an active inventory of just 42 homes, four properties fell within the median sales price.
Of the houses found, some are new construction and others are not. Some are almost zero lot line while others offer some land.
