A New Jersey-based real estate developer is exploring construction of a 345,000-square-foot West Jacksonville distribution/manufacturing warehouse that could be expanded to 600,000 square feet in a second phase.

City utility JEA issued a service available determination letter Nov. 7 to Sudler Companies, based in Chatham, New Jersey, for the project, which is proposed on an almost 35-acre site along Directors Road in Westlake Industrial Park.

The letter details connection points.
