Marina south of Four Seasons Hotel in review for redevelopment

The estimated $20 million project is part of the Jacksonville Shipyards project on the Downtown Northbank.

Demolition is in review for the Jacksonville Shipyards Marina and construction of a new one with utilities on the Downtown Jacksonville Northbank near the Four Seasons Hotel & Residences and the One Shipyards Place office building.

The city is reviewing a permit for the estimated $20 million project at 1406 E. Bay St. on the north bank of the St. Johns River.

The new Jacksonville Shipyards Marina is south of where Metropolitan Park used to be. It is now the site of the Four Seasons Hotel & Residences and the One Shipyards Place office building.

Hal Jones Contractor, a division of Vecellio & Grogan Inc., is the contractor.

Moffatt & Nicol of Tampa is part of the design-build team for design of the floating dock marina replacement.

The project comprises demolition of the existing marina structures and associated utilities; maintenance dredging to provide suitable water depths; and replacement of the fixed and floating docks and utilities with floating concrete docks and utilities that include shore power, fuel, potable water, sewage pump out and fire protection.

A Moffatt & Nicol memorandum says the Shipyards Marina project requires close coordination with three ongoing projects at the Jacksonville Shipyards development: The Four Seasons, the marina support building and the Riverwalk.

Moffatt & Nicol says its scope of work is considered to be from the bulkhead and waterward, with the exception of the fuel system, which includes the upland tanks and the marina electrical system that extends to the marina service entrance equipment.

Bellingham Marine was chosen as the manufacturer of the floating concrete docks.

The marina will have 78 slips. Inner-basin slips can accommodate vessels of 30 to 55 feet. The pier at one dock can support vessels up to 400 feet. There will be two water taxi slips.

The project owner is listed as Shipyards Hotel Jacksonville LLC, led by Iguana Investments Florida LLC, the investment company run by Jacksonville Jaguars owner Shad Khan.

Shipyards Hotel Jacksonville is developing the Four Seasons. Shipyards Office LLC, also led by Iguana Investments, is developing the office building.

The marina support building

Moving ahead with construction of the riverfront marina support project, the city issued a permit Dec. 24, 2024, for Jacksonville-based Auld & White Constructors LLC to clear a 1.92-acre site at 5 Shipyards Place at a cost of $300,000.

The Marina Support Building is adjacent to the Four Seasons Hotel & Residences under construction along the Northbank Riverwalk.

The city also is reviewing a permit application for Auld & White Constructors for construction, shown as $4.2 million, for the 6,019-square-foot structure on the Northbank riverfront site.

Plans show the project as site improvements and a building with restrooms, storage, retail space, a laundry room, a manager’s office and other office area and a restaurant that includes outdoor dining.

Among the project team, kasper architects + associates Inc. is the architect. England-Thims & Mlller Inc. is the landscape and civil engineer. Both are based in Jacksonville.

The city of Jacksonville is listed as the owner.

The hotel, residences, office building, marina and a lawn project are at southeast Bay Street and Shipyards Place. 

The big picture

In January 2023, Jacksonville City Council approved a redrafted $129.75 million incentives deal with Iguana Investments Florida for the hotel, condominiums and office building. 

The city is paying for redevelopment of the public marina; a marina support building; an event lawn; and the Riverwalk to support the hotel and residences. 

Orlando-based PCL Construction is the project’s construction manager.

Topping-off was Jan. 17 for One Shipyards Place, the six-story office building under construction by Shad Khan’s Iguana Investments across Gator Bowl Boulevard from EverBank Stadium.

The Jaguars will move the team headquarters into the office building.

Completion is expected in the first quarter of 2026.

The 10-story Four Seasons Hotel is expected to top off this year and a signature restaurant is in review for the top floor.

The cost for the vertical construction of both structures totals $254.3 million, growing to almost $260 million with the marina support project.

EverBank Stadium has begun a $1.4 billion renovation that targets 2028 for completion.

One Shipyards Place is shown under construction April 23. The six-story office building across Gator Bowl Boulevard from EverBank Stadium will be the future headquarters of the Jacksonville Jaguars.
