The Jacksonville Port Authority bought a warehouse and distribution facility at 1830 E. 21st St. in Talleyrand on July 31 for $4.5 million.

The property is bordered by Thelma Street to the west, East 18th Street to the south and Danese Street to the east. It is west of the Center Point Terminal Co. site. near the JaxPort Talleyrand Marine Terminal.

Aqua Gulf Express of Deerfield Beach sold the property through JRL Properties Inc.

In a statement, JaxPort said it purchased the warehouse “to meet growing tenant demand for space near the water and to support the continued expansion of our cargo operations.

“Securing available land near our terminals aligns with the growth priorities outlined in our Strategic Master Plan, particularly in expanding container, vehicle, and breakbulk (non-containerized cargo) business lines,” the statement read.

“The facility adds to our existing inventory of port-owned warehousing at both Talleyrand and Blount Island, which we lease to tenants for operational use. The property also complements the adjacent port-owned parcel on E. 18th Street, which we purchased several years ago. That site is currently used by our tenants for dry bulk handling and equipment storage.”

The 6.22-acre property comprises five buildings totaling 51,492 square feet.

• A 14,746-square-foot warehouse and 5,652-square-foot office built in 1963.

• A 8,160-square-foot garage built in 2024.

• A 28-square-foot cash booth constructed in 2009.

JaxPort owns an adjacent 27.07-acre vacant property at 2002 E. 18th St. it acquired in 2017. That property stretches from Buckman Street to Talleyrand Avenue.

Aqua Gulf is a multi-tier delivery and logistics company with warehousing, trucking and rail capacity in Jacksonville.

The property last sold in 2002 for $922,500.
