Boating supplies retailer West Marine apparently is considering a location at Roosevelt Plaza, less than a mile north from its current site in Ortega Park.
The city is reviewing a building-permit application for contractor FMGI of Woodstock, Georgia, to build-out about 7,200 square feet of space at 4524 St. Johns Ave., Unit 9, for West Marine at an estimated cost of $268,100.
The space was vacated by Tuesday Morning. The storefront, at the end of the strip center, totals 8,133 square feet of space next to Pet Supermarket.
According to the permit, the project involves tenant improvements for the boat supply and retail store.
Vice Presidents Nancy Sumner and Katy Figg with the Colliers commercial real estate company represent Roosevelt Plaza. They said Aug. 14 they cannot comment.
Cuhaci Peterson of Maitland is the architect and the structural, mechanical, electrical and plumbing engineer.
Fort Lauderdale-based West Marine has five area marine supply stores in Ortega Park; The Markets at Town Center; at Beach Boulevard and Washburn Road; and in Fernandina Beach and St. Augustine.
West Marine built-out its 8,269-square-foot space at Ortega Park, formerly called Roosevelt Square, in 2014.
That address at 4415 Roosevelt Blvd. is less than a mile south of the new location.
The store occupies Suite 302 facing Roosevelt Boulevard.
West Marine has not responded to an email requesting comment. A store associate was unaware of the permit application.
The landlord representative, Franklin Street Regional Managing Director Ricky Osfroksky, said Franklin Street cannot comment.
Westmarine.com says the company, founded in 1968 in Sunnyvale, California, sells aftermarket products to the boating, fishing, sailing and watersports markets in the United States. It moved its headquarters to Florida in 2022.
West Marine has about 3,000 employees and operates 232 stores in 38 states and Puerto Rico.
Roosevelt Plaza is owned by Curbline Properties of Beachwood, Ohio, which bought the property Feb. 27.
It was one of 10 properties that the Peter Sleiman Development Group sold in Duval and St. Johns counties in six transactions for a total of $86.3 million.
Sleiman sold three buildings in the Roosevelt Plaza shopping center and a building across the street for a total of $20.39 million.
The seller was Retail Properties Inc. and Retail Investors LLC. The buyer was CL Roosevelt Plaza FL LLC.
They comprise:
• 4509 St. Johns Ave., a 13,680-square-foot building on 1.32 acres. It was built in 2005.
• 4530 St. Johns Ave., a 24,092-square-foot building on 2.72 acres. It was built in 2006.
• 4524 St. Johns Ave., a 21,740-square-foot building on 1.36 acres. It was built in 2008.
Businesses in the three buildings include The UPS Store and First Florida Credit Union.
Curbline reported in an April 24, 2025, investor presentation for its “1Q25 Earnings Conference Call” that it acquired a portfolio of six properties “in the rapidly growing Jacksonville, FL MSA for $86M in February 2025.”
“Each asset is positioned on highly trafficked roadways and have a diverse tenant roster with a mix of national, regional, and local tenants including FedEx Office, Wingstop, Verizon Wireless, Pizza Hut, First Watch, The UPS Store, and Dunkin,” it read.
The six transactions comprised Carrie Plaza, Deerwood Station, Julington Station, Oakleaf Crossing, Roosevelt Plaza and Southlake Plaza.
