Dutch Bros site-clearing permit sought in Englewood

The coffee chain has four kiosks open among at least 14 sites identified in Northeast Florida.

One of 14 identified Northeast Florida sites for Dutch Bros Coffee, a 1.05-acre vacant parcel in the Englewood area of Southside, is in review for site clearing.

The Tempe, Arizona-based chain features kiosks with a double drive-thru and no indoor or outdoor seating.

Plans are being prepared for Pursuit Development LLC of Albany, Georgia, to develop a Dutch Bros kiosk at 5430 Beach Blvd. England-Thims & Miller Inc. of Jacksonville is the civil engineer.

The site is at southeast Beach Boulevard and Spring Glen Road and next to closed ABC Fine Wine & Spirits that is being renovated into a Dollar Tree store.

The city issued a mobility fee calculation certificate June 17 for a 950-square-foot drive-thru Dutch Bros coffee kiosk on 2.26 acres at 5440 Beach Blvd., which is the address for the entire site that includes the closed ABC.

The store was built in 2007. Dutch Bros would be developed on the vacant side of the site.

J&J Real Estate Ltd., based at the ABC Fine Wine & Spirits headquarters in Orlando, owns the property.

Chris Quarles, vice president of real estate for ABC Fine Wine & Spirits, said July 3 that the property ownership is selling the corner to a buyer/developer.

As of this month, Dutch Bros Coffee is looking at another store in St. Johns County, which would be the 14th shop open or in development in the region, according to Daily Record reports.

It has four open locations in Northeast Florida with another coming soon.

The first area Dutch Bros opened in August 2024 at 50 McCoy Way in St. Augustine, about a half-mile north of a Publix at the Shoppes at Palencia Commons.

Three more have since opened at 5733 Roosevelt Blvd. near Naval Air Station Jacksonville; at 7720 Argyle Forest Blvd. in Southwest Jacksonville; and at 10913 Baymeadows Road in the Winn-Dixie-anchored Point Meadows center west of I-295.

A fifth is coming soon to 4640 Race Track Road in Shops at Race Track Rd in St. Johns County.

The city issued a construction permit Aug. 19 for the closed ABC Fine Wine & Spirits store to be converted for Dollar Tree.

Dollar Tree is a Chesapeake, Virginia-based chain of discount retailing.

Besides specialty coffee, Dutch Bros sells its Dutch Bros Rebel energy drink and Nitro Cold Brew coffee.

It offers teas, lemonades, smoothies and its signature Dutch sodas. 

Dutch Bros has a limited menu of pastries, granola bars and muffin tops with no cooking on-site. 

In 2023, Dutch Bros announced its intentions to enter Northeast Florida. The name is pronounced “Bros” and not as “brothers.”

Dutch Bros started in Grants Pass, Oregon, in 1992 and it became a public company in 2021 with the formation of Dutch Bros Inc. It is listed as BROS on the New York Stock Exchange. It moved its headquarters to Arizona this year.

As of Sept. 30, 2025, Dutch Bros had 1,081 shops in operation in 24 states. As of Nov. 28, that was up to 1,111.
