Food tenant changes are coming to the Seminole Shoppes in Neptune Beach.
The Regency Centers shopping center at 630 Atlantic Blvd. is anchored by Publix Super Markets Inc.
Jeff’s Bagel Run will replace the former GNC space, while Tropical Smoothie Cafe will replace 3Natives.
Jacksonville-based Regency Centers said both leases have been signed, and openings are expected for spring 2026.
Neptune Beach issued a permit Nov. 4 for Elfrink Custom Construction Inc. for tenant build-out of Jeff’s Bagel Run at 628 Atlantic Blvd., No. 4, at a cost of $200,000.
The 1,260-square-foot space faces Atlantic Boulevard in a strip of storefronts anchored by Hurricane Grill & Wings.
Tropical Smoothie will open next door at No. 3 in 1,400 square feet of space.
The 87,274-square-foot shopping center is south of Atlantic Boulevard, opposite Seminole Road. Publix anchors a line of shops fronted by the smaller building.
Jeff’s Bagel Run opened its first brick-and-mortar location in Ocoee in June 2021.
Owners Jeff and Danielle Perera relocated to the Central Florida location in 2016, ”longing for the authentic New York-style bagels that Danielle grew up enjoying.”
In 2019, when Jeff faced a layoff, they started working on the business with Jeff as the baker and Danielle as the taste tester.
During the pandemic, they started the “bagel run” to deliver the freshly baked “always boiled, never toasted” bagels.
The company franchises. JeffsBagelRun.com shows 36 locations in nine states, including 16 shops in Florida. The Neptune Beach location, shown as coming soon, will operate 6:30 a.m. to 2 p.m.
The menu shows 15 flavors of bagels along with spreads, coffee, tea, lemonade, cookies and cold drinks.
Atlanta-based Tropical Smoothie Cafe started as a beach smoothie shop in 1997 in Destin and opened its first franchised cafe in Tallahassee that year.
The company says it is a national fast-casual restaurant brand with more than 1,600 locations in 44 states. It franchises.
Its site shows 21 locations in Northeast Florida, with 14 in Jacksonville.
Hours vary but generally are 7 am. to 9 p.m. weekdays and opening at 8 a.m. on weekends.
Menu items include bowls, smoothies, breakfast, flatbreads, wraps, sandwiches, salads, sides, sweets, kids’ items and more.
