Corner Lot CEO Andy Allen sold his historic River Road home about five months after buying it from former Downtown Investment Authority CEO Lori Boyer.
Allen and his wife, Kristen, paid $5.5 million for the riverfront property at 2234 River Road in San Marco on July 1. They sold it Dec. 5 for $7.2 million.
The home was built in 1929 by Carl H. Swisher, the grandson of Swisher Cigar Co. founder John Swisher.
The deed recorded Dec. 11 says that the Allens sold the home to Ann H. Janoski, Trustee of The 2234 River Road Trust.
Janoski is an attorney with Fisher, Tousey, Leas & Ball of Jacksonville. She practices in the areas of estate planning, probate and trust administration and guardianship law.
The trust took out a $4 million mortgage with JPMorgan Chase Bank NA.

Allen, a real estate developer, said in a text message that the couple had no intention to sell. The property was not on the market.
The text read in part:

“New CEO came to town and made an unsolicited offer on the home while our house for sale sat and never sold. Happy to help a new addition to the city find a wonderful home although a dream project for my wife was squashed.”
The Boyers first listed it for sale in 2022 with an asking price of $5.75 million. It was taken off the market in 2023 to allow for a family wedding.
It returned to the market in October 2024 with an asking price of $6.75 million. After a pending sale at the asking price fell through, the Allens purchased the property for $5.5 million.
City records show no permits have been issued for work on the home since the Allens bought it. The sale price $1.7 million, or 31% more than what they bought it for.
The Allens bought the home from Boyer and her husband, retired Circuit Court Judge Tyrie Boyer.
Boyer bought the home with her late husband, Dr. Ron Nemeyer, for $822,845 in 1987.
The 8,764-square-foot Mediterranean Revival style home is on 2.5 acres on the St. Johns River. It has seven bedrooms and seven baths.
Home features include a pool, courtyard, fountain, greenhouse and a three-car garage with a separate, second-story living quarters.
The property, built on two elevated lots to protect it from flooding, underwent a major renovation in 1999 that added a game room and a remodeled kitchen.
