St. Johns County is reviewing plans for a 280-unit apartment project at northeast Florida 207 and Interstate 95, near a proposed mixed-use development that is also under review.

Civil Engineer NV5 Inc. of Hollywood submitted project plans Dec. 17.

Site plans show three four-story buildings with 65 units each and a fourth with 85. It will have 145 one-bedroom, 119 two-bedroom and 16 three-bedroom units.

John Alexon, through St. Johns Interstate LLC, bought the 85.6-acre site at 426 Resort Way for $1.125 million in 2010. Third Lake Development LLC, of Tampa, is the developer.

Nearby businesses include bestbet, Dunkin’, Wendy’s and St. Augustine RV Resort.

The county development review committee is scheduled to discuss the project Jan. 21.

St. Augustine-based MAI Engineering Services Inc. submitted plans Dec. 9 for a mixed-use project not far from the residential development. The site map shows two hotel buildings with 14,724-square-foot footprints and a 5,200-square-foot convenience store that matches the size of a Circle K.

The site is shown to have four fueling stations with eight pumps, plus a 1,515-square-foot quick-service restaurant with a single drive-thru similar in size to Taco Bell. There is a lot with 16 EV charging stations, with two more planned at one of the hotels.

The tenants and developer are not listed on the project’s permit application or plans.

The county’s development review committee is scheduled to discuss that project Jan. 14.
