Walton Street Capital takes over The Sagefield apartments

ApexOne Investment Partners also gave up The Felix apartments.

Walton Street Capital took control of a second apartment community in Jacksonville on Dec. 9, The Sagefield.

The deed-in-lieu of foreclosure transaction occurred the same day the Chicago-based real estate investment firm acquired The Felix apartments in South Jacksonville, though the same process and from the same owner.

Both properties were conveyed by ApexOne Investment Partners of Houston.

The Sagefield is in North Jacksonville at 13283 N. Main St.

The 234-unit community is just north of Airport Center Drive, about a half-mile east of River City Marketplace.

Walton Street took over the property through WSFB Sagefield Owner LLC. 

The Sagefield was conveyed by ApexOne through Sagefield (Jacksonville) Owner LLC .

ApexOne’s loan on the property with accrued interest was $49.74 million. ApexOne bought the property in May 2022 for $45.45 million.

Built in 2022 on 8.39 acres, The Sagefield has one-, two- and three-bedroom apartments from 632 to 1,450 square feet. There are 13 floor plans. The three-bedroom has three bathrooms.

The community has two four-story apartment buildings as well as two-story carriage homes with tuck-under garages.

Monthly rents are $1,615 to $2,393, according to apartments.com.

Amenities include a fitness center, pet park, package room, pool, gate access and coworking spaces.

The Felix

For The Felix, ApexOne bought the property in May 2022 for $65.81 million and owed $67.35 million.

That 280-unit community is at 11723 Wells Creek Parkway at Philips Highway about 1.3 miles southeast of Florida 9B.

Walton Street Capital took over that property through WSFB Felix Owner LLC.

According to its website and property records, ApexOne owns one remaining property in Jacksonville, The Landings at Lake Gray apartments.

The 300-unit community, built in 2005, is at 6500 Lake Gray Blvd. in West Jacksonville. The site is southeast of the Collins Road and Interstate 295 interchange.

ApexOne bought the property for $34.62 million in 2019 through a partnership with Balfour Beatty Communities.
