The Greenleaf Downtown is working toward tenant build-out on a floor for use by its tenants.
Property owner Alex Sifakis, president of JWB Real Estate Capital, said July 2 that a pending permit for an estimated $554,000 build-out on the third floor of the northwest Adams and Laura streets building is for common tenant use.
“It is an amenity floor for tenants of the whole building,” Sifakis said by email, specifying a gym, common space, outdoor area and more.
Plans show a kitchen, pantry, open office and other space, including the existing atrium at the historic structure at 208 N. Laura St.
Avant Construction Group of Jacksonville is the contractor for the 3,665-square-foot space.
Codes-ABC Inc. of Orange Park is the private provider for plan review.
The 12-story building, also known as the historic Greenleaf & Crosby Building, is under renovation. The ground floor is gaining the Oak Steakhouse and the HiReformance Institute studio for Pilates.
The Urban Division at Colliers is marketing the tenant spaces.
JWB is relocating its headquarters from South Jacksonville into five floors.
Sifakis said occupancy of the building will be 100% when the company moves in, likely early next year.
